Planning Commission Meeting With A. Leonard Bentson
October 19, 1978 Municipal Building

This was to have been a regular Planning Commission meeting this evening.
Proper notices had been given, in time, that four Planning members would not be
able to attend a meeting this evening. Therefore, them was not a quorum this
evening, and although a discussion and reviewal could take place,. .any recommendation
would have to be made at a regular meeting.
Meeting at this time were J. Antolk, Nancy Enright, and C. Johnson, from
the Planning Commission. A. Leonard Bentson, who was to have had a public hearing
.this evening concerning a subdivision and variance for a parcel of property, con-
taming three lots, located east of .Holyoke Avenue and north of 205th Street, wished
to present his reasons. His home is located on what is known as Lot 3.
In addition to Mr. Bentson, his. neighbors Mr. and-Mrs. Dale Arlt, and Mr:s
Ron and Leo Cameron were :present. Also, Mr. Gene Jacobson was present.
Planner M. Greenwald and Building Inspector D. Goodermont were present.
Mr. Bentson began by giving the reasons why he had asked to speak at this
time. He sand he is retired and spends his winters away from the cold season. He
has made preparations to have his water shut off, his car is packed, and he is ready
to leave as soon as this hearing has been a ompleted this evening. He also said he
did not wish to have his application denied because he had not been present to speak.
A plat map had been drawn,. Mr. Bentson, said, at the suggestion. of the City,
to show the three lots. He said he had paid $19,000 for the. property he wishes
divided into two lots, and all he wishes is to get a return of his investment.
There is a flood plain area to the north. He said a street is not wanted
there, for this reason. He went on to say that he has known a time when the water
was so high. here, that no one could enter Lakeville.
Mr. Arlt wished to know if what Mr. Bentson was planning would affect 205th
Street? Mr. Bentson replied that "no one wishes to touch that street--it is used
for funerals and Memorial: Day".
Mr. Bentson said that what he wished is two houses on the property, not an
apartment house, where renters are moving in and out all the time. He says he has
talked, to the neighbors and they do not wish duplexes located near them, either.
The planner said the site would lend itself well to a double bungalow,
Mr. Bentson replied that he would erect a four-plex here, as the lot is large enough,
if not allowed to build two single family houses. Mr. Arlt asked what the difference
would be between two single family dwellings, and a double bungalow--it would still be
two families. Mr. Arlt went on to say that he would trust the opinion of the planner
and others who were accustomed to this kind of planning.
• Mr. Bentson said he "would tack on to any. deed, that he would donate a street,
if he was asked to do it".
