Approval of the one year extension will allow Tradition Development additional the Jamesdale Estates development as originally approved. to approve a one time to complete Overview Jacob Fick of Tradition Development is requesting a one year extension for the Jamesdale Estates preliminary plat. The Jamesdale Estates preliminary plat, which was approved by the City Council on August 21, 2006, consists of 74 single family homes on land located north of 170th Street and west of Pilot Knob Road (CSAH 31). A final plat for the first phase of development consisting of 12 lots was approved by the City Council on December 4, 2006. A final plat for the second phase of 24 lots was approved by City Council on July 19, 2010. Thirty -eight lots remain to be final platted. A one year preliminary plat extension was previously approved by City Council in December of 2009 and in December of 2010. The November 30, 2011 letter from Mr. Fick requesting the extension of the preliminary plat is attached. Planning Department staff recommends that the City Council grant an extension for the Jamesdale Estates preliminary plat until December 3, 2012. Primary Issues to Consider What will happen to the Jamesdale Estates preliminary plat approval if the extension is not granted? The preliminary plat would become null and void. Any future development of the property would be required to start over with a new preliminary plat application. DI of Edina has not yet final platted all the lots as approved by this preliminary plat, therefore we'd ask for a one year extension of this preliminary plat approval. This extension would allow us additional time to market these remaining lots as the current market conditions have slowed the rate at which we've been able to sell the lots we currently have final platted. We appreciate the City considering this one year extension request of the preliminary plat approvals for the remaining portions of Jamesdale Estates.
