TULLAMORE PRELIMINARY PLAT EXTENSION
Proposed Action
Staff recommends adoption of the following motion: Move to approve a one -year extension
for the Tullamore preliminary plat.
Adoption of this motion will extend the timeframe for the submittal of a final plat application
by one additional year.
Overview
Thomas Farber, Assistant Vice President at Wells Fargo Bank is requesting a one year
extension for the Tullamore preliminary plat. Wells Fargo Bank acquired the property
through foreclosure from Insignia Development, LLC and Lakeville Partners, LLC. The City
Council previously approved extensions of the preliminary plat on August 31, 2006, April 7,
2008, April 20, 2009, May 3, 2010 and May 4, 2011. The Tullamore preliminary plat, which
was approved by the City Council on June 19, 2006, consists of 148 single family Tots on land
located north of 170 Street and west of Pilot Knob Road (CSAH 31). U.S. Home
Corporation (DBA Lennar) recently submitted an application for a 52 final plat within the
Tullamore preliminary plat. The final plat is expected to come before the City Council for
consideration in the next few weeks.
Planning Department staff recommends that the City Council grant an extension for the
Tullamore preliminary plat until May 6, 2013.
Primary Issues to Consider
• What will happen to the Tullamore preliminary plat approval if the extension is not
granted?
The preliminary plat would become null and void. Any future development of the
property would be required to start over with a new preliminary plat application.
