Proposed Action
Staff recommends adoption of the following motion: Move to approve a 100 day
extension for the Kenora Ridge final plat.
Adoption of this motion will allow a 100 day extension of time to submit the Kenora
Ridge final plat to the Dakota County Recorder.
Overview
An email letter was received from Keith Sperbeck of Kenyon Holdings, LLC,
developer of the three single family lot subdivision known as Kenora Ridge,
requesting an extension for recording the final plat. The City Council approved
the preliminary and final plat on March 5, 2012. Section 10 -2 -3E of the
Subdivision Ordinance requires that the final plat be recorded within 100 days of
the City Council's approval of the final plat. Mr. Sperbeck is in negotiations to sell
the property to Tradition Development and is asking for additional time for the
final plat mylars to be recorded.
Planning Department staff recommends that the City Council approve a 100 day
extension for the Kenora Ridge final plat until September 21, 2012.
Primary Issues to Consider
• What will happen to the Kenora Ridge final plat if the extension is not granted? The
developer would have to record the final plat mylars by June 13, 2012 or the final
plat will expire requiring resubmittal of final plat applications and plans for approval
by the City Council.

I formally request that at the next available City Council meeting that a 90 extension for filing of my Kenora Ridge Final Plat be
considered. This plat consists of 3 single fami# lots within the existing Kenwood Oaks Neighborhood and is shown on the attached
Final Plat document. The Kenora Ridge plat was approved by the City Council at their March 5 2012 City Council meeting and per
City ordinance must be filed with Dakota County within 100 days from the date of approval. If approved the extra time will allow me
to hopefully finalke my negotiations with a prospective buyer and file the plat once the details of our deal have been completed. Please let
