HomeMy WebLinkAboutItem 06.lLakeville November 26, 2012 Item No. JAMESDALE ESTATES PRELIMINARY PLAT EXTENSION December 3, 2012 CITY COUNCIL MEETING Proposed Action Planning Department staff recommends adoption of the following motion: move to approve a one year extension for the Jamesdale Estates preliminary plat. Approval of the one year extension will allow Tradition Development additional time to complete the Jamesdale Estates development as originally approved. Overview Rob St. Sauver of Tradition Development is requesting a one year extension for the Jamesdale Estates preliminary plat. The Jamesdale Estates preliminary plat, which was approved by the City Council on August 21, 2006, consists of 74 single family Tots on land located north of 170th Street and west of Pilot Knob Road (CSAH 31). A final plat for the first phase of development consisting of 12 lots was approved by the City Council on December 4, 2006. A final plat for the second phase of 24 lots was approved by City Council on July 19, 2010. A final plat for the third phase of 17 lots was approved by City Council on September 17, 2012. Twenty -one lots remain to be final platted. A one year preliminary plat extension was previously approved by City Council in December of 2009, 2010 and 2011. A letter from Mr. St. Sauver, requesting the extension of the preliminary plat, is attached. Planning Department staff recommends the City Council grant an extension for the Jamesdale Estates preliminary plat until December 2, 2013. Primary Issues to Consider What will happen to the Jamesdale Estates preliminary plat approval if the extension is not granted? The preliminary plat would become null and void. Any future development of the property would be required to start over with a new preliminary plat application.
