Mr. Morey stated the Parks, Recreation and Natural Res es Committee will review the concept land use plan options at their October 17th meeting. • Options for pedestrian crossing of the major roadways (185th Street and Cedar Avenue) in order to maintain the desired neighborhood connectivity and ease of access to the community playfield park. • Internal neighborhood street connections should be included in the design for each phase of the development. Planning Commission Work Session Minutes - October 3, 2013 Page 2 Explored the option of locating the community playfield park south of 185th Street so the dedication of the 70-80 acres needed for this type of park could be shared with the property to the south. Mr. Morey stated that staff prefers a location for this type of park where the topography is flatter in order to reduce grading costs and impacts for the future development of the playfields. If any of the internal streets are major collectors, driveway access is not allowed by ordinance. Mr. Morey stated that other than 185th St, -&-f (CSAH 60) and Cedar Avenue (CSAH 23), the internal streets woulder minor collector or local streets, which are allowed by ordinance to ha eway access. • Expressed concern about the potential for the HWes in velopment of this size to be monotonous.
