Chair ei allowe ="more public comment prior to the Planning Commission
making th comrrl ; ation:
Terry Schreine 0 195th Street
Mr. Schreiner indicated quite a few problems with the Crescent Ridge development
to the north of Legacy, such as water build up and blowing debris. He felt the City
was not very responsive at times to addressing these issues. Mr. Schreiner asked
about the grading and slope onto the Legacy property. He also asked about Outlot
D and why the developer is retaining it when it is such a small parcel.
Planning Commission Meeting Minutes, April 10, 2014 Page 4
Kurt Quaintance, Civil Engineer with James R. Hill Engineering, pointed out the
location Mr. Schreiner was referring to, which is the existing platted right-of-way that
D.R. Horton does not control and, as such, is not part of the Legacy preliminary plat.
Mr. Quaintance indicated that the proposed grades will slope down from the rear lot
lines of the existing single family homes fronting 195th Street to the homes to be
constructed on the north side of the Legacy preliminary plat at a maximum 3:1 slope.
The proposed grades east of the referenced right-of-way will match into the existing
grades.
Mr. Mullenbach identified the exact location of Outlot D. stated that Outlot D is
intended to be combined with the property to the no part of a possible future
redevelopment. He stated that when the Cre dge development was
proposed, a decision was made at that time not t Anst roadway utilizing the
existing right-of-way adjacent to Mr. Schreiner'wbome. Withf_egacy preliminary
