HomeMy WebLinkAboutItem 03% Lakevzlle Memorandum City of Lakeville Planning Department To: Mayor and City Council From: Daryl Morey, Planning Director Copy: Dave Olson, Community and Economic Development Director Date: November 21, 2014 Subject: November 24, 2014 City Council Work Session - Kingsley Shores Senior Living Proposed Expansion Background Ayers Associates have submitted preliminary plans for the proposed expansion of the Kingsley Shores Senior Living facility located north of Klamath Trail and west of Kenwood Trail (CSAH 5). The Kingsley Shores Senior Living development of 101 continuing care senior housing units was approved by the City Council in 2011. The project was constructed in 2012-13 and opened last fall. The development team is proposing an expansion of the facility on the vacant lot located directly east of the existing building. The proposed building will be four stories with a flat roof and will include an additional 55 independent senior housing units, 56 underground parking spaces, and a Wellness Center. The existing and proposed buildings will be connected by a second floor skyway. The property is zoned PUD, Planned Unit Development. The proposed expansion will require a conditional use permit for a planned shoreland development and PUD development stage plan flexibilities for building setbacks and height. The planned shoreland development will include the transfer of approximately 50 dwelling units as allowed in Section 11-102-21 of the Zoning Ordinance. Ninety-four (94) dwelling units were transferred with the City Council's approval of Kingsley Shores Senior Living in 2011;115 dwelling units are currently available for transfer. The development team will be present at Monday night's work session to describe the proposed project in more detail and answer any questions the City Council may have.
