CERTIFICATE OF PLAT CORRECTION - SUMMERLYN 2nd ADDITION
MARCH 2, 2015 CITY COUNCIL MEETING
Proposed Action
Staff recommends adoption of the following motion: Move to approve the Certificate of Plat
Correction for Summerlyn 2nd Addition.
Adoption of this motion will allow the developer to file the Certificate of Plat Correction with
Dakota County.
Overview
Pioneer Engineering, representing US Homes ( Lennar) has submitted a Certificate of Plat
Correction for Summerlyn 2nd Addition. The Certificate of Plat Correction is required by
Dakota County to correct an error in the Summerlyn 2nd Addition plat description and to allow
the pending Summerlyn 4th Addition final plat to be recorded following City Council approval.
Minnesota State Statute requires City Council approval of the Certificate of Plat Correction.
Planning Department staff recommends approval of the Summerlyn 2nd Addition Certificate
of Plat Correction.
Primary Issues to Consider
Is the Certificate of Plat Correction consistent with the approved Summerlyn 2nd Addition
preliminary and final plat? The Certificate of Plat Correction is consistent with the approved
Summerlyn 2nd Addition final plat.

LAND SURVEYORS CERTIFICATE OF PLAT CORRECTION
Name of Plat: SUMMERLYN 2ND ADDITION
Pursuant to the provisions of Minnesota Statutes, Section 505.174, I, Peter Hawkinson, a
Licensed Land Surveyor in and for the State of Minnesota declares as follows:
1. That I prepared the plat of SUMMERLYN 2ND ADDITION dated April 24, 2014 and
filed on July 10, 2014 in the Office of the County Recorder, Dakota County, Minnesota,
in Book 55 of Abst., Page 51, as Document No. 3019097.
2. That said plat contains errors, omissions or defects described in particular as follows:
1. A portion of the west plat boundary including the centerline of County
State Aid Highway No. 9 (Dodd Blvd.) is a curve that is concave to the
west and has a length of 57.78 feet.
2. The east right of way line of County State Aid Highway No. 9 (Dodd
Blvd.) and a west line of Outlot E is a curve that is concave to the west
and has a radius of 22993.31 feet and a central angle of 00°07’57” and a
length of 53.13 feet.
3. The west line of Outlot A and east line of Outlot E is a curve that is
concave to the west and has a radius of 23008.31 feet and a central angle
of 00°07’48” and a length of 52.20 feet.
4. The radial line for above said curve shows the curve is concave to the
west.
5. The south plat boundary has a length of 1267.66 feet.
6. The south plat boundary has a length between the southwest corner of the
plat and the west line of Outlot E of 75.15 feet.
7. The south line of Outlot A has a length of 61.43 feet.
8. The Public Land Survey tie to the West Quarter Corner of Section 20,
Township 114, Range 20, Dakota County, Minnesota from the southwest
corner of the plat has a length of 1388.31 feet.
3. That said plat is hereby corrected in particular as follows:
1. A west plat boundary curve including the centerline of County State Aid
Highway No. 9 (Dodd Blvd.) should be concave to the east and have a
length of 57.76 feet.
2. The east right of way line of County State Aid Highway No. 9 (Dodd
Blvd.) and a west line of Outlot E is a curve that should be concave to the
east and have a radius of 22843.31 feet, a central angle of 00°08’00” and a
length of 53.12 feet.
3. The west line of Outlot A and east line of Outlot E is a curve that should
be concave to the east and have a radius of 22828.31 feet, a central angle
of 00°07’52” and a length of 52.19 feet.
4. The radial line for above said curve should show the curve is concave to
the east.
5. The south plat boundary should have a length of 1267.51 feet.
6. The south plat boundary should have a length between the southwest
corner of the plat and the west line of Outlot E of 75.14 feet.
7. The south line of Outlot A should have a length of 61.31 feet.
8. The Public Land Survey tie to the West Quarter Corner of Section 20,
Township 114, Range 20, Dakota County, Minnesota from the southwest
corner of the plat should have a length of 1388.46 feet.
I hereby certify that this Land Surveyor’s Certificate of Plat Correction was prepared by
me or under my direct supervision and that I am a Licensed Land Surveyor under the
laws of the State of Minnesota.
