RESOLUTION NO. 15-166
RESOLUTION APPROVING THE PRELIMINARY PLAT OF DODD CROSSING
WHEREAS, CNC Development, LLC has requested approval of the preliminary plat of 67
single family lots to be known as DODD CROSSING, legally described as follows:
That part of the Northeast Quarter of the Northeast Quarter, the Northwest Quarter of the
Northeast Quarter and the Southwest Quarter of the Northeast Quarter, Section 2,
Township 114, Range 20, Dakota County, Minnesota, described as follows:
Beginning at the Northeast corner of said Section 2; thence South 01 degrees 11 minutes
40 seconds East, along the East line of said Northeast Quarter of the Northeast Quarter, a
distance of 1219.34 feet to the centerline of Dodd Boulevard according to Dakota County
Road Right of Way Map No. 177; thence South 89 degrees 57 minutes 37 seconds West,
along said centerline of Dodd Boulevard, a distance of 1531.63 feet; thence deflecting on a
tangential curve concave to the Southeast having a radius of 1432.39 feet, a delta angle of
37 degrees 47 minutes 05 seconds and a length of 944.62 feet; thence North 52 degrees 09
minutes 13 seconds East, along the centerline of Old Dodd Boulevard a distance of
2481.25 feet to the north line of said Northeast Quarter of the Northeast Quarter, thence
South 89 degrees 58 minutes 16 seconds East, along said north line, a distance of 423.39
feet to the point of beginning.
Exception No. 1:
Parcel 5 as designated on Dakota County Road Right of Way Map No. 177.
AND
Parcels 6, 7, 9, 10, and 14, Dakota County Right of Way Map No. 177, according the
recorded map thereof, Dakota County, Minnesota.
AND
Outlot A, LAKEVILLE SUBSTATION
WHEREAS, the Planning Commission held a public hearing at their November 19, 2015
meeting, preceded by notice as required by the Subdivision Ordinance; and
WHEREAS, the Planning Commission and the Parks, Recreation and Natural Resources
Committee unanimously recommended approval of the preliminary plat; and
WHEREAS, the preliminary plat is acceptable to the City,
NOW THEREFORE BE IT RESOLVED by the Lakeville City Council:
DODD CROSSING preliminary plat is approved subject to the following conditions:
1. The recommendations listed in the November 13, 2015 engineering report.
2. The recommendations of the Parks, Recreation, and Natural Resources Committee.
3. The developer shall construct 5 foot wide concrete sidewalks along one side of
162nd Street, Elmdale Way, Estate Boulevard, and Elm Creek Lane and a bituminous
trail on the north side of Dodd Boulevard between Elm Creek Lane and Pilot Knob
Road. The Developer shall receive a credit to the required Park Dedication Fee for
the City's 3/8 share of that trail construction. The developer shall submit a cash
escrow with the final plat for future trail construction on the north side of Dodd
Boulevard west of Elm Creek Lane.
4. The existing wells within the plat area shall be abandoned and the existing septic
system and buildings shall be removed in compliance with state and local
requirements. Building removal shall require a demolition permit from the City
prior to removal.
5. Outlots A, B, and C shall be deeded to the City with the final plat.
6. Buffer yard landscaping shall be installed according to the approved landscape
plan. A security for the buffer yard landscaping shall be submitted with the final
plat. The buffer yard landscaping plan shall be modified to replace the proposed
White Fir trees with White Pine trees per the Corridor and Gateway Design Study.
