That part of the NW 1/4 of the NW 1/4 of Section 33, Township 114, Range 20, Dakota
County, Minnesota, described as follows:
Commencing at the northwest corner of said NW 1/4 of the NW 1 /4; thence North 89
degrees 55 minutes 15 seconds East, assumed bearing, along the north line of said NW 1/4
of the NW 1/4 a distance of 462.57 feet; thence South a distance of 57.46 feet to the south
right-of-way line of County State Aid Highway No. 50 and the point of beginning; thence
South a distance of 226.52 feet; thence North 71 degrees 15 minutes 41 seconds East a distance
of 182.30 feet; thence northerly along a non-tangential curve, concave to the east having a
radius of 180.00 feet, a central angle of 33 degrees 17 minutes 32 seconds, a distance of
104.59 feet, (the chord bearing of said curve is North 16 degrees 38 minutes 46 seconds and
a chord distance of 103.13 feet); thence North, tangent to said curve, o distance of 68.99 feet
to the south line of said right-of-way line; thence South 89 degrees 54 minutes 01 seconds
West, along sc-;d right-of-way line, a distance of 45.38 feet; thence westerly along said
right-of-way line, being a tangential curve concave to the north, having a radius of 11,501.16 feet,
a central anc!e of 00 degrees 29 minutes 13 seconds, a distance of 97.72 feet to the point of beginning.
Description of proposed 30.00 foot wide private drive easement shown hereon:
A 30.00 foot wide private drive easement over, under, and across that part of the NW 1/4 of
the NW 1/4 of Section 33, Township 114, Range 20, Dakota County, Minnesota, the centerline
of said easement is described as follows:
Commencing at the northwest corner of said NW 1/4 of the NW 1/4; thence North 89
degrees 55 minutes 15 seconds East, assumed bearing, along the north line of said NW 1/4
of the NW 1/4 a distance of 462.57 feet; thence South a distance of 57.46 feet to the south
right-of-way line of County State Aid Highway No. 50 and the point of beginning of said centerline
to be described; thence South a distance of 226.52 feet and said centerline there terminating.
The sidelines of said easement shall terminate on the southerly boundary line of the above described
parcel and on the northerly boundary line of the proposed Outlot A of the final plot.
