RESOLUTION NO. 16-52
RESOLUTION APPROVING THE PRELIMINARY PLAT OF ARGONNE FIELDS
WHEREAS, Baton Homes has requested approval of the preliminary plat of 20 twinhome lots
to be known as ARGONNE FIELDS, legally described as follows:
Lot 35 and 36, ARGONNE FARMS, Dakota County, Minnesota, according to the recorded plat
thereof;
And
That part of the 33.00 foot wide Batten Boulevard (now known as Junelle Path) which lies
southerly and southeasterly of the easterly extension of the most northerly line of Lot 36,
ARGONNE FARMS, according to the plat on file in the office of the County Recorder, Dakota
County, Minnesota;
And
That part of the Public Right of Way for Junelle Path (formerly known as Batten Boulevard), City
of Lakeville, Dakota County, Minnesota, lying South and East of the following described line:
Commencing at the most northwesterly corner of Lot 36, ARGONNE FARMS, Dakota County,
Minnesota; thence on an assumed bearing of South 89 degrees 34 minutes 07 seconds East along
the north line of said Lot 36 a distance of 169.81 feet to the Point of Beginning of the line to be
described; thence northeasterly 68.65 feet along a tangential curve concave to the northwest to the
West line of Lot 35, ARGONNE FARMS, and there terminating, said curve having a radius of
60.00 feet and a central angle of 65 degrees 33 minutes 20 seconds.
WHEREAS, the Planning Commission held a public hearing at their April 7, 2016 meeting,
preceded by notice as required by the Subdivision Ordinance; and
WHEREAS, the Planning Commission and the Parks, Recreation and Natural Resources
Committee unanimously recommended approval of the preliminary plat; and
WHEREAS, the preliminary plat is acceptable to the City;
NOW THEREFORE BE IT RESOLVED by the Lakeville City Council:
ARGONNE FIELDS preliminary plat is approved subject to the following conditions:
1. The recommendations listed in the March 31, 2016 engineering report.
2. The recommendations of the Parks, Recreation, and Natural Resources Committee.
3. Prior to the issuance of building permits for the site, the existing wells within the plat
area shall be abandoned and the existing septic system and buildings shall be removed
in compliance with state and local requirements. Building removal shall require a
demolition permit from the City prior to removal.
4. Outlots A, B, C, and D shall be deeded to the City with the final plat.
5. The three guest parking spaces located southwest of Lot 19, Block 1 must be moved to
meet the 15 foot setback from the deck of Lot 19, Block 1.
6. Detailed landscape plans illustrating the typical foundation plantings as well as
information regarding the value of the proposed plantings as required by Section 11-
58-21.K of the Zoning Ordinance must be submitted with the final plat application.
7. Documents establishing the homeowner's association must be submitted for review
and approval by the City Attorney with the final plat application.
8. Plans for the on -street pedestrian access to Argonne Village commercial area must be
submitted with the final plat application.
