HomeMy WebLinkAbout16-060CITY OF LAKEVILLE DAKOTA COUNTY, MINNESOTA RESOLUTION NO. 16-60 RESOLUTION APPROVING THE PRELIMINARY PLAT OF BERRES RIDGE 2ND ADDITION WHEREAS, Berres Ridge Development Co., LLC has requested approval of the preliminary plat of 135 single family lots to be known as BERRES RIDGE 21 ADDITION, legally described as follows: Outlots A, C, and D, BERRES RIDGE IST ADDITION, according to the recorded plat thereof, Dakota County, Minnesota; And Outlot B, ST JOHNS 1ST ADDTION, according to the recorded plat thereof, Dakota County, Minnesota, WHEREAS, the Planning Commission held a public hearing at their April 21, 2016 meeting, preceded by notice as required by the Subdivision Ordinance; and WHEREAS, the Planning Commission and the Parks, Recreation and Natural Resources Committee unanimously recommended approval of the preliminary plat; and WHEREAS, the preliminary plat is acceptable to the City; NOW THEREFORE BE IT RESOLVED by the Lakeville City Council: BERRES RIDGE 2ND ADDITION preliminary plat is approved subject to the following conditions: 1. The recommendations listed in the April 14, 2016 engineering report. 2. The recommendations of the Parks, Recreation, and Natural Resources Committee. 3. The developer's acquisition of City -owned land in exchange for Outlot A, Berres Ridge Is' Addition will be processed in conjunction with the final plat. 4. The developer shall modify the plat to show 1991 Court with a 60 -foot right of way width. 5. The developer shall construct five-foot wide concrete sidewalks along one side of Henley Lane, Harvest Drive, Harrisburg Way, Hexham Way, and 198th Street. 6. The developer shall construct five foot wide concrete sidewalks on both sides of 2001h Street and Hamburg Avenue. The developer shall construct an eight foot wide bituminous trail on the east side of Highview Avenue. 7. "Future Street Extension" signs and barricades shall be placed at the end of Hexham Way and 1981h Street. 8. A temporary turnaround shall be constructed within a temporary turnaround easement and shall be paved within one year on Hexham Way. 9. All corner lots along Hamburg Avenue shall have their driveway access from the adjacent side street. This applies to Lots 17 and 19, Block F; Lots 1 and 8, Block G; and Lots 6 and 7, Block H. 10. All corner lots along 20011 Street shall have their driveway access from the adjacent side street. This applies to Lots 1, 11, and 12, Block A; Lots 9 and 10, Block B; Lot 12, Block D; and Lot 1, Block E. 11. Outlots B, E and F shall be deeded to the City with the final plat.
