HomeMy WebLinkAbout16-070CITY OF LAKEVILLE DAKOTA COUNTY, MINNESOTA RESOLUTION NO. 16-70 RESOLUTION APPROVING THE PRELIMINARY PLAT OF CEDAR CROSSINGS WHEREAS, Mattamy Homes - Minnesota Division requested approval of the preliminary plat of 108 single family lots to be known as CEDAR CROSSINGS, legally described as follows: The North 1,616.00 feet of the East 1,616.00 feet of the Southeast Quarter of Section 28, Township 114 North, Range 20 West, Dakota County, Minnesota. WHEREAS, the Planning Commission held a public hearing at their May 5, 2016 meeting, preceded by notice as required by the Subdivision Ordinance; and WHEREAS, the Planning Commission and the Parks, Recreation and Natural Resources Committee unanimously recommended approval of the preliminary plat; and WHEREAS, the preliminary plat is acceptable to the City; NOW THEREFORE BE IT RESOLVED by the Lakeville City Council: CEDAR CROSSINGS preliminary plat is approved subject to the following conditions: 1. The recommendations listed in the April 28, 2016 engineering report. 2. The recommendations of the Parks, Recreation, and Natural Resources Committee. 3. The developer shall construct five-foot wide concrete sidewalks along one side of Glade Avenue, Gosford Way, and 2071 Street and along both sides of 208' Street. 4. If the Linden Ridge development does not move forward, barricades and "Future through street" signs must be placed at the west terminus of 205' Street and 207' Street. A barricade and "Future through street" sign must be placed at the north terminus of Glade Avenue. 5. If the Linden Ridge development does not move forward, a temporary cul-de-sac must be constructed within a temporary cul-de-sac easement at the west terminus of 205`x' Street and 207th Street. 6. Outlots A, B, and C shall be deeded to the City with the final plat. 7. Any subdivision identification sign must be monument style, not more than 10 feet in height and 100 square feet in area, and must be maintenance free or located within an outlot owned and maintained by an HOA. A sign permit must be issued by the City prior to the installation of any subdivision identification sign. 8.
