DAKOTA COUNTY, MINNESOTA
AN ORDINANCE REZONING PROPERTY FROM C-3 TO PUD IN
CONJUNCTION WITH THE KENWOOD PLACE PLAT
This ordinance rezones property generally located north of 172nd Street, west of
Kenwood Trail and South of Klamath Trail in the City of Lakeville from C-3 General
Commercial District to PUD, Planned Unit Development District, which property is to be platted
as Kenwood Place. The ordinance amends the City's zoning map, adopted by Section 11-45-5 of
the City Code accordingly. The ordinance shall take effect upon Metropolitan Council
authorization of the Kenwood Place Comprehensive Plan amendment and the recording of the
Kenwood Place final plat with Dakota County.
A printed copy of the entire ordinance is available for inspection by any person during
the City Clerk's regular office hours.

ORDINANCE NO. 968
AN ORDINANCE REZONING PROPERTY FROM C-3 TO PUD
IN CONJUNCTION WITH THE KENWOOD PLACE PLAT
THE CITY COUNCIL OF THE CITY OF LAKEVILLE ORDAINS:
Section 1. Legal Description. The following described property located within the City of
Lakeville, Dakota County, Minnesota is hereby rezoned from C-3, General Commercial District
to PUD, Planned Unit Development District:
See Exhibit A
Section 2. PUD Flexibilities. The City has rezoned the above -referenced property from C-3,
General Commercial District to PUD, Planned Unit Development District. The Kenwood Place
Planned Unit Development shall be subject to the following:
A. Lot 1, Block 2 and Lot 1, Block 3 are subject to the requirements of the C-3, General
Commercial District.
B. Lots 1-31, Block 1 are subject to the requirements of the RM -1, Medium Density
Residential District except for the following:
1. Street C cul-de-sac length in excess of 600 feet.
2. The allowance of on -street guest parking spaces.
3. Building setback to private streets - 25 feet.
4. Setback between buildings - 14 feet.
5. Deck setback to Klamath Trail - 30 feet.
6. Private streets
Section 3. Zoning Map. The zoning map of the City of Lakeville, adopted by Section 11-45-5 of
the City Code, shall not be republished to show the aforesaid rezoning, but the Zoning
Administrator shall appropriately mark the zoning map on file in the Zoning Administrator's
office for the purpose of indicating the rezoning hereinabove provided for in this Ordinance, and
all of the notations, references and other information shown thereon are hereby incorporated by
reference and made part of this Ordinance.
Section 4. Effective Date. This ordinance shall be effective upon its passage by the City
Council, Metropolitan Council authorization of the Kenwood Place Comprehensive Plan
amendment, and the recording of the Kenwood Place final plat with Dakota County.

That part of the South Half of the Southwest Quarter of Section 1, lying southerly of County Road No. 44 and
lying westerly of State Aid Highway No. 5; and that part of the North Half of the Northwest Quarter of Section
12, lying westerly of State Aid Highway No. 5, Excepting therefrom that part thereof lying southwesterly of the
northeasterly right of way line of the Minneapolis, Northfield and Southern Railway, Also excepting therefrom:
