PROPERTY CONVEYANCE FROM THE HRA
TO THE CITY OF LAKEVILLE
Proposed Action
Staff recommends adoption of the following motion: Move to approve a resolution and quit
claim deed conveying property owned by the Housing and Redevelopment Authority to the City
of Lakeville.
Overview
The City is in the process of selling the Kenrick Liquor Store property. In completing the title
work in preparation for the sale it was found the property was originally acquired by the city’s
Housing and Redevelopment Authority. Therefore, for the City to move forward with the sale of
the land, the ownership of the property must be transferred from the HRA to the City of
Lakeville to clear the HRA’s interest in property.
Staff recommends approval of the transfer of property from the HRA to the City of Lakeville.
Primary Issues to Consider
What happens if the sale of the land does not occur.
• The ownership of the land will be retained by the City of Lakeville with all rights and
responsibilities.

RESOLUTION NO. 17-04
HOUSING AND REDEVELOPMENT AUTHORITY
IN AND FOR THE CITY OF LAKEVILLE, MINNESOTA
RESOLUTION APPROVING THE CONVEYANCE OF PROPERTY OWNED BY THE
HOUSING AND REDEVELOPMENT AUTHORITY TO THE CITY OF LAKEVILLE
WHEREAS, the Housing and Redevelopment Authority in and for the City of Lakeville
(“HRA”), acquired an interest in the property legally described on the attached Exhibit “A” (“Subject
Property”) in connection with its co-petition with Dakota County for acquisition of right of way for
County Project 46-05; and
WHEREAS, Dakota County previously conveyed to the City of Lakeville (“City”) a quit
claim deed for the Subject Property; and
WHEREAS, the City is considering conveying the Subject Property to another entity which
will then lease back to the City the liquor store located at 16179 Kenrick Avenue; and
WHEREAS, to facilitate the conveyance by the City, the HRA proposes to convey the
Subject Property to the City for the purpose identified above;
NOW, THEREFORE, BE IT RESOLVED by the Housing and Redevelopment Authority in
and for the City of Lakeville, Minnesota as follows:
1. The Subject Property shall be conveyed to the City of Lakeville by Quit Claim Deed;
2. The HRA Chair and Executive Director are authorized to execute all necessary documents to
facilitate and complete the conveyance of the HRA Property.

LAKEVILLE, a Minnesota municipal corporation, Grantee, real property in Dakota County,
Minnesota, described as follows:
Parcels 8E, 9B, and 10A all as indicated on Dakota County Road
Right-of-Way Map No. 146 on file and of record in the office of the
County Recorder in and for Dakota County, Minnesota.
together with all hereditaments and appurtenances belonging thereto.
The consideration for this transfer was less than $500.00.
