This is a list of items noted at the preinstall inspection. The interior of the home was heavily
covered in trash and litter and not all areas of the structure were visible. There may be other
items that are discovered that need repair when the home is cleaned. All other deficiencies
discovered at subsequent inspections, will also be required to be repaired before a certificate of
occupancy is issued.
- The exterior of the home has a lot of peeling paint and some gaps at the corners. The City of
Lakeville has a property maintenance code and will require all the paint to be stabilized and
cracks and gaps to be sealed to prevent additional water intrusion.
- The belly lining and insulation is sagging at multiple areas and must all be repaired and any
rotted or moldy insulation or belly boards replaced.
- There is a patio door installed on the home that does not appear to be original. The door jams
appear to be made for standard stick built homes and is deeper than the thickness of the walls.
This opening needs to be verified that it was that large of an opening prior to this door
installation. If this was a structural modification to create this opening, then engineering is
needed to show the trailer is still structurally sound with this large opening.
- The bedroom does not have an egress sized window in the unit. For the home to be
reinstalled after being moved, there must be a legal egress window installed into the bedroom.
The window clear opening must be a minimum of 22” wide and 22” high and 5’ square feet. The
bottom sill must be within 48” of the floor. If current openings are not large enough to
accommodate the egress window, then engineering is needed to create a larger opening in the
wall.
- All exterior receptacles must have weatherproof covers including all outlets under the home.
- At the cabinet opening for the furnace, there are NM wires in the frame that are pinched and
need to be properly installed and protected from damage.
- The furnace and associated flue has excessive corrosion in areas. The furnace needs to be
replaced and any flue work with corrosion must be replaced.
- The bath tub drain trap is missing and the belly is wide open in that area. The trap must be
properly installed and the belly repaired to protect the area from freezing.
- The water heater is installed in the bedroom sitting on the floor. The water heater needs to be
properly installed in a mechanical closet with proper piping and release valve.
- Smoke alarms will be required in the bedroom and outside the bedroom. A CO alarm must
also be installed within 10’ outside the bedroom.
- All window openings covered in plywood must have new insulated glass windows installed.
The jalousie windows with foam board cover on the interior must be replaced with insulated
glass windows.
- The electrical service panel is a fuse box covered in the side wall of a cabinet. This panel
must be replaced to meet the needs of the new service connection which probably exceeds the
amperage allowed for the existing fuse box. The cabinet also needs to be removed in front of
the electrical panel so that is has a 30” x 30” clear working space in front of the panel.
- There was mold on multiple walls of the unit. All moldy sheetrock must be removed and any
rotted framing exposed during this process must also be replaced.
