TimberCrest Area Identification Sign TimberCrest Freestanding Area Identification sign at Kenrick Avenue and CSAH 60 may not exceed 200 square feet with a maximum height of 25 feet. The Area Identification sign located at Orchard Trail and CSAH 60 will be incorporated into the retaining wall and may not exceed 200 square feet and may not exceed the height of the retaining wall. B. Business Identification Sign 1. Freestanding Anchor Tenant Freeway Pylon Signs May not exceed 400 square feet with a maximum height of 50 feet. 2. Multiple Business Identification Monument Signs May not exceed 100 square feet with a maximum height of 10 feet. 3. Wall Sign Wall sign on any single and double tenant building shall not exceed 15% of the wall area of that wall and may not exceed 100 square feet. Individual tenant of multiple occupancy structures may display separate business signs if they have an exclusive exterior entrance. The number of sign shall be limited to one per entrance per bay, and each sign shall be limited to one per entrance bay, and each sign shall not exceed 15% of the wall area of that bay and may not exceed 100 square feet. Wall signs for business identification signs shall not exceed the height of the facade of the building they serve. The signs shall be located on exterior walls which are directly related to the use being identified. 4. Address Signs Address signs numbers must be a minimum of 3 inches in height and visible from the street frontage. This area is exclusive of the wall sign area allowed. PLACEMENT/LOCATION Policy The business /monument signs must be located in the landscaped area. The location of signs should not interfere with traffic visibility or movement of traffic. Except for Area Identification Monument Sign on retaining wall, signs must be set back a minimum of 15 feet from all property lines, (unless PUD amended) and may not be located within the Traffic Sight Visibility Triangle, as defined by the Lakeville Zoning Ordinance. Standards Wall signs may be located on the building face, canopy, marquee or awning. Signs incorporated into the facade of building shall not project more than 12" beyond the plane of the facade on which it is located. The variance will be consistent with the comprehensive sign plan. According to the landlord’s comprehensive plan for the Timbercrest at Lakeville (Exhibit D- Section B.4.) we would be allowed to have signage up to ten percent (10%) of the storefront. A s shown on the elevation the storefront is 38’ 2” H x 99’ 8” L which would be a total of 380.94 sq. ft. of signage. B. The sign package we are proposing would be in harmony with the general purposes and intent of this Title, as we are proposing to instal l a 5’ H x 32’-4.25” L or 161.8 sq. ft. set of illuminated LED channel letters just like all the other signs that are out there. C. The plight of the landowner is unique and not caused by the landowner is the tall trees in the way and the road being 280’ away from the building. D. The purpose of the variance is not exclusively economic, but an overall visibility hardship for pedestrian and drivers since the road is 280’ from the building to Kenrick Avenue. Especially, with the plight of the tall trees alongside the road making it even harder to see the signage. E. Granting of the variance will not alter the essential character of the neighborhood in which the parcel is located as the neighboring tenant Marshalls currently has a 5’ letter set installed on their storefront and Target has multiple signs on their property that are even larger, both tenants clearly having more than 100 sq. ft. each. F. The approval of this variance is the minimum action required to eliminate this practical difficulty. We respectfully ask you review our case and allow us the additional 61.8 sq. ft. of signage. G. This does not apply.
