COMMUNICATIONS SITE LEASE AGREEMENT
WITH VERIZON WIRELESS
Proposed Action
Staff recommends adoption of the following motion: Move to approve a communications site
lease agreement with Verizon Wireless.
Overview
The City of Lakeville owns an existing 110-foot-tall communications monopole at 9465 185 th Street
adjacent to Fire Station 4. Verizon Wireless has proposed to replace the monopole with a new one
at 139-foot tall. Over the past year, the City has been working with Verizon Wireless in developing
a lease agreement to accommodate the construction of the new monopole on City owned property
and the installation of Verizon’s equipment and antennas. Attached for City Council
consideration is the final version of the lease as agreed to by Verizon Wireless.
Primary Issues to Consider
How will this affect existing leases on the existing monopole?
AT&T is the only carrier on the existing monopole. The new lease and construction agreement
with Verizon Wireless require them to work directly with AT&T to transfer their equipment
onto the new tower without any cost to the City.
What are the main conditions of the lease for Verizon Wireless to construct the new monopole?
Verizon Wireless will be allowed to construct the new monopole on City owned property at
their expense. The ownership of the monopole will then be transferred to the City and in
exchange, the City will abate Verizon’s lease payments for seven years. The City will continue
to collect the lease payment from AT&T for the duration of their lease. The new monopole
will also be constructed to allow for an additional carrier to be locate on the pole.
