QUAIL RIDGE SECOND ADDITION PRELIMINARY PLAT EXTENSION
JUNE 21, 2010 CITY COUNCIL MEETING
Proposed Action
Planning Department staff recommends adoption of the following motion: motion to
approve a one year extension for the Quail Ridge Second Addition preliminary plat.
Approval of the one year extension will allow DR Horton additional time to complete the
Quail Ridge development as originally approved.
Overview
Mike Suel of DR Horton Homes is requesting a one year extension for the Quail Ridge
Second Addition preliminary plat. The Quail Ridge Second Addition preliminary plat was
approved by the City Council on February 21, 2006 and is located west of Ipava Avenue,
south of 178th Street and north of 185th Street (CSAR 60). There are 31 single family lots
remaining to be final platted. The City Council approved previous one year extensions of
the Quail Ridge Second Addition preliminary plat on June 16, 2008 and on June 15, 2009.
Planning Department staff recommends that the City Council grant another one year
extension for the Quail Ridge Second Addition preliminary plat until June 20, 2011.
Primary Issues to Consider
What will happen to the Quail Ridge Second Addition preliminary plat approval if the
extension is not granted?
The preliminary plat would become null and void. Any future development of the property
would be required to start over with a new preliminary plat application.

RE: Quail Ridge Second Addition
The Quail Ridge Second Addition preliminary plat will expire in June of this year. Since
we will be unable to submit a final plat application for the next phase until after the
current preliminary plat deadline, we respectfully request that the City extend the
deadline for final platting the remaining portion of Quail Ridge for one additional year.
