HomeMy WebLinkAboutItem 06.eMay 3, 2010 Item No. MAY 3, 2010 CITY COUNCIL AGENDA ITEM CHADWICK COMMERCIAL FINAL ACCEPTANCE OF PUBLIC UTILITIES AND STREET IMPROVEMENTS Proposed Action Staff recommends adoption of the following motion: Move to approve the final acceptance of public utilities and street improvements within Chadwick Commercial. Overview Northfield Hospital & Clinics submitted a letter, dated April 7, 2010, requesting acceptance of the public utilities and street improvements within Chadwick Commercial. The major contractors performing work on this project were: UTILITIES: State Mechanical STREETS: Northwest Asphalt The utilities, curb and gutter along with the first lift were constructed in 2007, and the final lift of bituminous pavement was installed in 2008. The utility improvements for the above -referenced project have been tested and inspected by WSB and the Public Works Department. The required final lien waivers have been received. Engineering recommends approval of final acceptance of the public utilities and street improvements for this project. Primary Issues to Consider A maintenance bond is not required, why? The Developer is required to warrant all improvements. The warranty period is one year for streets and two years for underground utilities. Because the utilities were installed over 2 years ago and passed final inspection, a maintenance bond will not be required.
