The following is the Director’s Report for April 2019.
Building Permit Report
The City has issued building permits with a total valuation of $46,780,066 through March 2019.
This compares to a total valuation of $50,002,987 for building permits issued through March of
2018.
The City has issued commercial and industrial building permits with a total valuation of
$5,846,000 through March. This compares to a total valuation of $3,702,500 for commercial
and industrial permits through March of 2018.
The City has issued permits for 95 single-family homes through March with a total valuation of
$29,921,000. This compares to 100 single-family home permits issued through March of 2018
with a total valuation of $31,313,000. The City has also issued permits for 17 townhomes
through March compared to 7 during the same period in 2018.
According to Housing First Minnesota (Builders Association of the Twin Cities), Lakeville has
issued the highest number of residential permits in the Twin Cities through March, followed by
Plymouth, Woodbury, Blaine, and Otsego.
Development Update
The following are updates on a number of active commercial and industrial projects:
• Schneiderman’s Distribution Center moved into its new 130,000-square foot building in
February. Exterior work on the site and building will be completed this spring.
• HomeGoods held a grand opening celebration on Sunday, April 7. It is located in the
former OfficeMax space next to Marshall’s and Target on 185th Street.
• Construction on several development projects around the city are making great
progress, including Wings Financial Credit Union (next to Freddy’s Frozen Custard &
Steakburgers off Pilot Knob Rd, near Hy-Vee), Compeer Financial (near I-35 and CSAH
70), Hampton Inn & Suites (near I-35 and CSAH 70, south of Allina Clinic) and Hy-Vee
Fast & Fresh (corner of Cedar Avenue and Glacier Way).
• Progress is also being made on multi-family developments including Spero Senior
Housing (55 market-rate senior independent units, located near Lakeville North High
School at the intersection of Ipava Ave and Indiana Ave), Lakeside Flats (120 market-rate
units, near County Road 46 and I-35), and BeeHive Senior Homes (20 assisted-living and
memory care units, near U.S. Bank on CSAH 50).
• B-52 Burgers and Brew opened for business in downtown Lakeville in early April. The
new restaurant has remodeled the former Erickson Drug Store on Holyoke Avenue and
is currently completing a patio in the back of the business.
• Power Plate Meals opened for business next to the Kenrick Liquor Store on March 20.
The remaining tenant space will be filled by Dunkin’ Donuts and Baskin Robbins later
this year.
• Northern Taphouse is remodeling the former Applebee’s building in Timbercrest
Shopping Center near Target and is anticipated to open this spring. The new ALDI
building is under construction, located south of Emagine Lakeville Theatre.
Additional Highlights
• The State of the Business Community luncheon was held on March 20, in partnership
with the Lakeville Area Chamber of Commerce. The State of the City was held on April
10, using a fun, new format. Both presentations updated Lakeville community leaders
and residents about all of the commercial/industrial development and residential
growth that took place in 2018.
• The City Council approved a site plan application for the new, 28,000-square-foot Park
Nicollet Clinic building to be located at 18484 Kachina Court, off of 185th Street.
• The Moments of Lakeville memory care facility has received approval from the City
Council to expand. The plans propose a two-story building expansion of 78,000 square
feet, consisting of 60 additional memory care units (the existing building has 32).
• Continental Properties submitted a preliminary plat application and plans for Springs
at Lakeville to city staff on April 10 and are pending review. The proposed 260-unit
multi-family development would be located in the northwest quadrant of Cedar
Avenue and Dodd Boulevard.
• A final plat application and plans were submitted on March 15 for a new, two-story
47,000-square foot medical office building proposed for construction at the northeast
corner of Cedar Avenue and Dodd Boulevard, near the Hy-Vee Fast & Fresh.
• The EDC’s own Don Seiler is being honored by Lakeview Bank on April 25 during its
Legacy Award open house from 4:30-6:30 p.m. The 2019 Business Owner recipients
include Lakeville Brewing Company’s Don and Megan Seiler, Glen and Kate Bruestle,
and Taylor Quill.
