The following is the Director’s Report for May 2019.
Building Permit Report
The City has issued building permits with a total valuation of $69,262,341 through April. This
compares to a total valuation of $68,163,965 for building permits issued through April of 2018.
The City issued commercial and industrial permits with a total valuation of $5,972,000 through
April compared to permits with a total valuation of $4,348,500 during the same period in 2018.
The City has issued 139 single family home permits through April with a total valuation of
$43,303,000. This compares 145 single family home permits with a total valuation of
$44,956,000 during the same period in 2018. The City has also issued 22 townhome permits
through April compared to 18 during the same period in 2018.
The City of Lakeville has issued the highest number of residential permits in the Twin Cities
through April followed by Plymouth, Woodbury, Blaine, and Lake Elmo.
Development Update
The following are updates on a number of active commercial and industrial projects:
• The City of Lakeville launched a new interactive Development Map on its website
(lakevillemn.gov/developmentmap). This map allows residents to view recently
completed, approved commercial/industrial, proposed commercial/industrial,
residential and institutional development projects and provides links to Planning
Commission or City Council reports.
• Exterior building and site work is underway on the Schneiderman’s Distribution Center
building and should be completed this summer.
• Several ribbon cuttings were held in May including Northern Taphouse, Walmart (to
celebrate the store’s new grocery pickup service), and Valley Christian Church.
Upcoming celebrations include the new ISD 194 School District Office in Juniper
Commons (May 28), Wings Financial Credit Union (June 4) and Waffle Bar (June 5).
Waffle Bar is a waffle cone and ice cream parlor located in the Ipava Marketplace off
162nd Street.
• Compeer Financial began moving furniture and staff into its 2-story building located
near I-35 and CSAH 70. A ribbon cutting is scheduled for July 9.
• Construction continues on Hampton Inn & Suites (near I-35 and CSAH 70, south of Allina
Clinic), Hy-Vee Fast & Fresh Convenience Store (corner of Cedar Avenue and Glacier
Way) and the new ALDI building (south of Emagine Lakeville Theatre).
• Grading work has begun at the site of the new 28,000-square-foot Park Nicollet Clinic
building, located at 18484 Kachina Court, off of 185th Street. Progress is also being made
on multi-family developments including Spero Senior Housing (55 market-rate senior
independent units, located near Lakeville North High School at the intersection of Dodd
Blvd and Indiana Ave) and BeeHive Senior Homes (20 assisted-living and memory care
units, near U.S. Bank on CSAH 50).
Additional Highlights
• On May 6, the City Council approved a contract with Shenehon Company to complete
a liquor operations market study to explore the feasibility of a fourth liquor store
location.
• On May 20, the City Council approved a preliminary plat for Pinnacle Reserve at
Avonlea, which includes 268 single family lots. DR Horton will build three different
housing products with this addition and will construct 185th Street between Hamburg
Avenue and Highview Avenue
• Lakeville Liquors has partnered with Lupulin Brewing Company to create Ordinance
No. 1, a limited-run pale ale craft beer that will help raise money for Pan-O-Prog
fireworks. A launch party was held at Lakeville Brewing Company on May 22 and the
beer is available for purchase at Lakeville Liquors locations.
