R & B VENTURES, INC. SITE IMPROVEMENT PERFORMANCE AGREEMENT AND
STORMWATER MANAGEMENT AGREEMENT
Proposed Action
Staff recommends adoption of the following motion: Move to approve the Site Improvement
Performance Agreement (SIPA) and Stormwater Management Agreement (SMA) with R & B
Ventures, Inc.
Overview
Randall Nottings, representing R&B Ventures, Inc., is proposing the construction of a 7,400
square foot addition to an existing 4,000 square foot warehouse located at 21481 Humboldt
Court. The property is zoned I-1, Light Industrial District. The proposed warehouse use is a
permitted use in the I-1 District. Development of the property requires administrative approval
of a site plan and parking deferment and City Council approval of a SIPA and SMA. City
Council approval of the SIPA and SMA are required because the documents are contracts
recorded to the property title.
Primary Issues to Consider
Does the site plan and proposed construction meet Zoning Ordinance requirements? The site
plan and building plans comply with Zoning Ordinance requirements and will be approved by City
staff in conjunction with the approval of a building permit.
