SPRINGS AT LAKEVILLE PLAT CORRECTION
Proposed Action
Staff recommends adoption of the following motion: Move to approve the Surveyor’s Certificate of Plat
Correction for Springs at Lakeville.
Overview
On August 5, 2019 the City Council approved the Springs at Lakeville final plat, which consisted of one lot
on 15.5 acres for the development of 260 apartment units located in the northwest quadrant of Cedar Avenue
(CSAH 23) and Dodd Boulevard (CSAH 9). The developer’s surveyor recently informed staff that there was
an error in the bearing and distance of a drainage and utility easement on Lot 1, Block 1 of the Springs at
Lakeville final plat. The surveyor has prepared the attached Certificate of Plat Correction, which requires
City Council approval, to correct the error.

SURVEYOR’S CERTIFICATE OF PLAT CORRECTION
Pursuant to the provisions of Minnesota Statutes, Chapter 505.17 4, I, Dennis B. Olmstead, a duly Licensed
Land Surveyor in and for the State of Minnesota declares as follows:
1. That I prepared the plat of SPRINGS AT LAKEVILLE dated August 7th, 2019 and filed on August 29th,
2019 in the Office of the County Recorder, Dakota County, Minnesota, as Document No. 3323283.
2. That said plat contains errors, omission, or defects described in particular as follows: That a
drainage and utility easement line at the southeast corner of Lot 1, Block 1, shows a bearing
and distance of N01°07'00"W, 156.33 feet.
3. That said plat is hereby corrected in particular as follows: The correct bearing and distance of said
easement line, as seen on exhibit A, is N01°02'47"W 166.11 feet.
I hereby certify that this Surveyor’s Certificate of Plat Correction was prepared by me or under my direct
supervision and that I am a duly Licensed Land Surveyor under the laws of the State of Minnesota.
