Development Update The following are updates on a number of active commercial, industrial, and multi-family residential projects: • The Lakeville Area Chamber of Commerce hosted ribbon cutting ceremonies for Streetside Canteen on April 12 (a Red Fox Tavern food truck) and KURTesy Ride on April 15 (an independent ride service). • Raising Cane’s has submitted a conditional use permit application and plans have been submitted for a 3,700-square-foot restaurant with drive-thru service. The new building would be located near Target on the vacant lot near I-35 and north of 185th Street. • Scannell Properties has recently submitted a building permit application to construct a 157,000-square-foot building in Interstate South Logistics Park. The building would be located north of Schneiderman’s Distribution Center, at the southwest corner of CR70 and Dodd Blvd. Scannell is currently in discussions with a potential manufacturing user who would occupy approximately 100,000 square feet of space. That user is also working with DEED and the City regarding state incentive programs. • Launch Properties has submitted an application for Launch Park Third Addition, which would consist of a 20.3-acre lot and a 42,000-square-foot building. The proposed user of the new building is Old Dominion Freight Line, a truckload shipping company that offers regional, inter-regional and national LTL service. • Summit Orthopedics has started construction in Lakeville. The new 25,660-square-foot building will be located at 17210 Kenyon Avenue, near Holiday gas station and Perkins. • The Keokuk Liquor Store construction is making progress and the new store is expected to open in fall 2021. The building is located near Harry’s Scratch Kitchen and Hampton Inn & Suites off I-35 and CR70. • Construction continues on the new 750,000-square-foot Amazon office and distribution center building. The property is located south of 217th Street and west of Dodd Boulevard (CSAH 9) – south of QA1. The new Amazon facility is valued at $45 million, will bring 100-200 jobs to Lakeville and is anticipated to open in Fall 2021. • Arris Apartments is under construction. The 197-unit market-rate apartment building will be located at 10805 173rd Street, just south of Fleet Farm. • Springs at Lakeville, the 260 market-rate rental townhome-style apartments at the northwest corner of Cedar Avenue and Dodd Boulevard, has completed construction and is partially occupied. • Construction continues on FedEx Freight’s 88,255-square-foot addition to the maintenance and warehouse buildings. FedEx Freight is located at 9331 217th Street at the southeast quadrant of 215th Street (CSAH 70) and Dodd Boulevard (CSAH 9). • Superior Decks & Railings continues construction of its 62,000-square-foot building to be located at 7776 Lakeville Boulevard. The business designs and manufactures aluminum decks, railings and fences. Building Permit Report The City has issued building permits with a total valuation of $109,033,539 through March. This compares to a total valuation of $75,553,100 for building permits issued through March of 2020. The City issued permits for 165 single-family homes through March with a total valuation of $52,591,000. This compares to 117 single-family home permits through March of 2020 with a total valuation of $35,848,000. The City has also issued 37 townhome permits with a total valuation of $8,006,000 through March, compared to 22 townhome permits with a total valuation of $4,966,000 during the same period in 2020. Lakeville has issued the highest number of residential permits year-to-date in the Twin Cities followed by Woodbury, Cottage Grove, Dayton and Otsego. Additional Highlights The State of the City was held on April 14th at 8:00 a.m. Mayor Anderson and City Administrator Miller shared information about what happened in the City of Lakeville in 2020 and looked toward the future in 2021. A recording of the presentation can be found at lakevillemn.gov. The Open to Business program recently provided a Q1 2021 report. Lakeville’s OTB Business Advisor, Natalie Mouilso has served 73 Dakota County clients in Q1 (five were Lakeville businesses and six were Lakeville residents). OTB held its first group learning session (a new program) in March. MCCD staff facilitated and hosted a virtual Q&A session where attendees heard from a panel of legal experts from the University of Minnesota Law School on a range of business law topics. The session was recorded and will remain a reference tool in MCCD’s resource library for staff and clients going forward. The City has received two purchase agreements on the city-owned property along CR50/Kenwood Trail, just west of McDonald Eye Care. The City Council reviewed these proposals during a closed session on April 26th.
