Development Update The following are updates on a number of active commercial, industrial, and multi-family residential projects: • Several applications to construct or expand restaurant patios have been received recently, including Porterhouse (expansion, approved 4/5), Northern Taphouse (new, approved 5/3) and El Parian Mexican Restaurant (expansion, approved 5/17). • The Lakeville Area Chamber of Commerce hosted a ribbon cutting ceremony for HOTWORX on May 21. The new business is located at 17693 Kenwood Trail in the Southfork Center. HOTWORX offers a variety of workouts that take place in infrared saunas using virtual instructors. • Raising Cane’s has submitted a conditional use permit application and plans have been submitted for a 3,700-square-foot restaurant with drive-thru service. The new building would be located near Target on the vacant lot near I-35 and north of 185th Street. This project was recommended for approval by the Planning Commission on May 6th and will be reviewed by the City Council at an upcoming meeting. • Scannell Properties has recently submitted a building permit application to construct a 158,000-square-foot building in Interstate South Logistics Park. The building would be located north of Schneiderman’s Distribution Center, at the southwest corner of CR 70 and Dodd Blvd. Scannell is currently in discussions with Outdoor GreatRoom Company (OGC), who would occupy approximately 100,000 square feet of space. OGC is working with DEED and the City to submit a Job Creation Fund Program application. • Launch Properties has submitted an application for Launch Park Third Addition, which would consist of a 20.3-acre lot and a 42,000-square -foot building. The proposed user of the new building is Old Dominion Freight Line, a truckload shipping company that offers regional, inter-regional and national LTL service. • Preliminary and final plat applications and plans have been submitted by Apple Auto Group for Airlake Station Second Addition, which consists of one commercial lot located south of Lakeville Boulevard (CSAH 50) and east of Cedar Avenue (CSAH 23) next to the new U-Haul. In addition, a conditional use permit application was submitted to allow a 58,550 square foot automotive service and repair and sales facility in the C-2 District. • Summit Orthopedics continues construction. The new 25,660-square-foot building will be located at 17210 Kenyon Avenue, near Holiday gas station and Perkins. • The Keokuk Liquor Store construction is making progress and the new store is expected to open in fall 2021. The building is located near Harry’s Scratch Kitchen and Hampton Inn & Suites off I-35 and CR 70. • Construction continues on the new 750,000-square -foot Amazon office and distribution center building. The property is located south of 217th Street and west of Dodd Boulevard (CSAH 9) – south of QA1. The new Amazon facility is valued at $45 million, will bring 100-200 jobs to Lakeville and is anticipated to open in Fall 2021. • Arris Apartments is under construction. The 197-unit market-rate apartment building will be located at 10805 173rd Street, just south of Fleet Farm. • Construction continues on FedEx Freight’s 88,255-square-foot addition to the maintenance and warehouse buildings. FedEx Freight is located at 9331 217th Street at the southeast quadrant of 215th Street (CSAH 70) and Dodd Boulevard (CSAH 9). • Superior Decks & Railings is nearing completion on its 62,000-square-foot building located at 7776 Lakeville Boulevard. The business designs and manufactures aluminum decks, railings and fences. Building Permit Report The City has issued building permits with a total valuation of $ 26,517,715 through April. This compares to a total valuation of $116,175,158 for building permits issued through April of 2020. The City issued permits for 190 single-family homes through April with a total valuation of $ 60,590,000. This compares to 187 single-family home permits through April of 2020 with a total valuation of $56,600,000. The City has also issued 54 townhome permits with a total valuation of $11,463,000 through April, compared to 29 townhome permits with a total valuation of $6,486,000 during the same period in 2020. Lakeville has issued the highest number of residential permits year-to-date in the Twin Cities followed by Woodbury, Cottage Grove, Dayton and Otsego. Additional Highlights DEED’s QCEW (quarterly census of employment and wages) has been updated and reflects all quarters in 2020. As you can see below, Lakeville’s employment increased in Q4 and our annual employment ended up pretty close to 2019 levels. No 2021 numbers have been posted as of today.
