The following is the Director’s Report for June 2021.
Development Update
The following are updates on a number of active commercial, industrial, and multi-family
residential projects:
The City has received a preliminary and final plat application for the South Ryan
Addition, located south of CR70 and west of Amazon and Jacquard Ave. The proposed
project would include a 40,000-square-foot industrial building to include office and
warehouse space for an unidentified LTL user.
Buddy’s Kitchen has submitted plans to construct a 40,193-square-foot freezer and dock
addition to its existing 87,505-square-foot building at 21150 Hamburg Ave.
The City has received an application and plans from Phoenix Cove Adult Day Center to
open an adult day care facility in the former Rosehenge Hall building located at 20732
Holt Ave.

Launch Park Third Addition was approved during the June 7 City Council meeting. The
project will construct a 43,300-square-foot building for Old Dominion Freight Line, a
truckload shipping company that offers regional, inter-regional and national LTL
service.
Raising Cane’s has submitted a conditional use permit application and plans have been
submitted for a 3,700-square-foot restaurant with drive-thru service. The new building

would be located near Target on the vacant lot near I-35 and north of 185 Street. This
project was approved by the Planning Commission and will be reviewed by the City

Council during the June 21 meeting.
Scannell Properties has started construction on its new 158,000-square-foot building in
Interstate South Logistics Park. The building would be located north of Schneiderman’s

Distribution Center, at the southwest corner of CR 70 and Dodd Blvd. On June 7, the
City Council approved a Resolution of Support of The Outdoor GreatRoom Company’s
(OGC) Job Creation Fund application to DEED. OGC is proposing to occupy
approximately 95,000 square feet of space in the Scannell building, which would bring
49 existing jobs from Burnsville to Lakeville and create 16 new jobs in the City over the
next three years.
Preliminary and final plat applications and plans have been submitted by Apple Auto
Group for Airlake Station Second Addition, which consists of one commercial lot located
south of Lakeville Boulevard (CSAH 50) and east of Cedar Avenue (CSAH 23) next to the
new U-Haul. In addition, a conditional use permit application was submitted to allow a
58,550-square-foot, 2-story automotive service, repair, and sales facility in the C-2
District.
Summit Orthopedics continues construction. The new 25,660-square-foot building will
be located at 17210 Kenyon Avenue, near Holiday gas station and Perkins.
The Keokuk Liquor Store construction is making progress and the new store is expected
to open in fall 2021. The building is located near Harry’s Scratch Kitchen and Hampton
Inn & Suites off I-35 and CR 70.
Construction continues on the new 750,000-square-foot Amazon office and distribution
center building. The property is located south of 217th Street and west of Dodd
Boulevard (CSAH 9) – south of QA1. The new Amazon facility is valued at $45 million,
will bring 100-200 jobs to Lakeville and is anticipated to open in Fall 2021.
Arris Apartments is under construction. The 197-unit market-rate apartment building

will be located at 10805 173 Street, just south of Fleet Farm. Northlake Lofts is also

under construction. The 208-unit apartment building is located north of 185 Street and
east of Orchard Trail.
Construction continues on FedEx Freight’s 88,255-square-foot addition to the
maintenance and warehouse buildings. FedEx Freight is located at 9331 217th Street at
the southeast quadrant of 215th Street (CSAH 70) and Dodd Boulevard (CSAH 9).
Building Permit Report
The City has issued building permits with a total valuation of $153,383,419 through May. This
compares to a total valuation of $137,798,353 for building permits issued through May of 2020.
The City issued permits for 235 single-family homes through May with a total valuation of
$74,581,000. This compares to 223 single-family home permits through May of 2020 with a total
valuation of $67,789,000.
The City has also issued 62 townhome permits with a total valuation of $13,229,000 through
May, compared to 40 townhome permits with a total valuation of $8,664,000 during the
same period in 2020.
Lakeville has issued the highest number of residential permits year-to-date in the Twin Cities
followed by Woodbury, Cottage Grove, Dayton, and Otsego.
Additional Highlights
The State of Minnesota Office of Administrative Hearings recently approved the Ruddle (91.37
acres) and Adelmann Family Farm Annexation (115.57 acres) requests. The newly annexed
properties are proposed for additional industrial development.
The City’s annual Manufacturers Appreciation Event and Workforce Panel Discussion have been
scheduled for October 7, 2021.
