CITY OF LAKEVILLE
DAKOTA COUNTY, MINNESOTA
AN ORDINANCE AMENDING THE LAKEVILLE CITY CODE.
THE CITY COUNCIL OF THE CITY OF LAKEVILLE, MINNESOTA ORDAINS:
Section 1. Section 11-23-19.F of the Zoning Ordinance (Signs — District
Regulations) is hereby amended to add the following provisions:
2. Separate commercial uses on properties with a common lot line that abut a
principal arterial roadway may each locate a sign on the allowed freestanding
structure for each lot subject to approval by the Zoning Administrator; provided,
that:
a. Location:
(1) One (1) of the allowed signs shall be located in a yard abutting the
street to which at least one (1) of the lots have access.
(2) One (1) of the allowed signs shall be located in a yard abutting the
principal arterial right-of-way.
b. The sign in the yard abutting the street to which the lot(s) have access may
not exceed one hundred (100) square feet each side with a maximum
height of twenty feet (20').
C. The sign in the yard abutting the principal arterial right-of-way shall comply
with the following provisions:
(1) Area: The area of a sign may not exceed one hundred fifty (150)
square feet each side, except that the area of a sign for single
occupancy buildings with a gross floor area of one hundred
thousand (100,000) square feet or larger shall not exceed four
hundred (400) square feet.
(2) Height:
(A) The maximum height of the sign shall not exceed thirty feet
(30'), except that the height of the sign for single occupancy
buildings with a gross floor area of one hundred thousand
(100,000) square feet or larger shall not exceed fifty feet
(50').
(B) For convenience food, hotel, motor fuel and restaurant uses
developed on properties with an elevation below that of the
centerline of 1-35, measured at the closest distance between
the sign location and centerline of 1-35, the height of a
freestanding sign may increase to be not more than thirty
feet (30') above the centerline elevation of 1-35 with a total
height not to exceed seventy feet (70').
d. An agreement addressing construction, maintenance, and repair
responsibilities and access rights is established and filed with the Dakota
County Recorder with the titles of the two (2) properties involved in the
collocated freestanding sign(s) prior to issuance of a sign permit with
amendment or cancellation of the agreement allowed only upon written
approval by the Zoning Administrator.
Section 2. Section 11-37-3.E.6 of the Zoning Ordinance (Motor Fuel Facilities —
Motor Fuel Sales, Not Including Truck Stops or Automobile Repair) is hereby amended to
read as follows:
6. Use of contrasting colors not defined as earth tones:
a. Ten percent (10%) of the principal building facade may contain
contrasting colors.
b. The canopy elevation(s) may have contrasting colors as follows:
(1) The contrasting colors shall be located only on an elevation
not facing a residential district and shall not be used on the
canopy supports or other elements of the structure.
(2) The area of the contrasting colors and wall sign(s) shall not
exceed seventy-five (75%) of the area of an individual
canopy elevation where it is allowed.
(3) Use of lighting on the canopy elevation shall be limited to
LED sources that is to be shielded and complies with the
provisions of Section 11-23-15.F of this title.
(4) The use of contrasting colors upon the canopy elevations
shall be in lieu of a walls sign(s) mounted upon the principal
building.
Section 3. Section 11-37-3.F.4 of the Zoning Ordinance (Motor Fuel Facilities —
Motor Fuel Sales, Not Including Truck Stops or Automobile Repair) is hereby amended to
read as follows:
4. Canopy lighting shall consist of canister spotlights recessed into the canopy
with no portion of the light source or fixture extending below the bottom
face of the canopy. Total canopy illumination may not exceed the limits
established by subsection 11-16-17.A of this title. The fascia of the canopy
shall not be illuminated except as allowed by Section 11-37-3.E.6 of this
title.
Section 4. Section 11-37-7.B.6.f of the Zoning Ordinance (Motor Fuel Facilities
—Truck Stops or Automobile Repair) is hereby amended to read as follows:

elevations shall be in lieu of a walls sign(s) mounted
upon the principal building.
Section 5. Section 11-37-7.B.7.d of the Zoning Ordinance (Motor Fuel Facilities
—Truck Stops) is hereby amended to read as follows:
d. Canopy lighting shall consist of canister spotlights recessed into the
canopy with no portion of the light source or fixture extending below
the bottom face of the canopy. Total canopy illumination may not
exceed the limits established by subsection 11-16-17.A of this title.
The fascia of the canopy shall not be illuminated as allowed by
Section 11-37-7.B.6.f of this title.

3 and 7 (Motor Fuel Facilities) of the Lakeville City Code.
A printed copy of the entire ordinance is available for inspection by any person during
the City Clerk's regular office hours.
