Development Update The following are updates on a number of active commercial, industrial, and multi-family residential projects. • A sketch plan has been submitted by United Properties for the Dunham Property located north of 215th Street and east of Kenrick Avenue. The sketch plan proposes three office/warehouse buildings totaling approximately 790,000 square feet on three lots and 67 acres. • Airlake Development has submitted a preliminary and final plat application for Airlake 70, which consists of one industrial lot for a 276,000 square foot cold storage warehouse located east of Cedar Avenue and south of 215th Street (CSAH 70). • KAMI, Inc. submitted preliminary and final plat applications and plans for Cedar and Dodd Retail 2nd Addition, which proposes one commercial lot for a two-story, 44,000- square foot medical office building located east of Cedar Avenue and north of Dodd Boulevard. • Preliminary and final plat and conditional use permit applications and plans have been submitted by KAMI, Inc. for Cedar and Dodd Retail 3rd Addition, which proposes two commercial lots for a bank and a daycare located east of Cedar Avenue and north of Dodd Boulevard, adjacent to the HyVee Fast and Fresh. • A conditional use permit was submitted by Bubble Barn Car Wash to build a location at 17453 Dodd Boulevard, which is east of Cedar Avenue and north of Dodd Boulevard (across the street from Christian Brothers Automotive). • Kotula Properties, LLC submitted preliminary and final plat, zoning ordinance amendment, and conditional use permit applications and plans for United Christian Academy, which proposes a K-12 private school and daycare and a medical office building on two lots with two outlots located south of 210th Street (CSAH 70) and west of Keokuk Avenue. • Scannell Properties has submitted a preliminary and final plat application and plans for a 260,000 square foot spec office warehouse building, to be located in the southeast quadrant of 215th Street (CSAH 70) and Jacquard Avenue. • Oppidan has submitted a preliminary plat application and plans for KIJ First Addition, for a 400,000 square foot spec office warehouse in the southeast quadrant of Cedar Avenue and 215th Street (CSAH 70). • Scannell Properties has submitted a preliminary plat application and plans for North Ryan Addition, which proposes two industrial lots south of 215th Street (CSAH 70) and west of Jacquard Avenue. One of the lots is the proposed location for the 168,000 square foot Magnum Trucking warehouse. • During the month of February, city staff was reviewing plans for 364 single-family lots, 322 townhome units and seven commercial/industrial lots. • Aloft Aviation is currently constructing a new 3-story, 33,000-square-foot hangar at Airlake Airport, which is located at 8140 220th Street West. Aloft Aviation is the Fixed- Base Operator in Lakeville and offers flight training, aircraft rentals and fueling services. • The Better Half restaurant is currently under construction in the tenant space next to Angry Inch Brewing. The owners (who also own B-52 Burgers and Brew) anticipate opening by April 2022 and will serve breakfast, lunch and dinner. • Multi-family residential construction continues on Arris Apartments (197-unit market rate apartment, south of Fleet Farm), Northlake Lofts (208-unit market rate apartment, near the former Best Buy) and construction is progressing on The Pillars of Lakeville (100- unit senior housing facility, near Crossroads Church). • Garrett Companies continues construction on The Livery, a 204-unit rental townhouse development within 20 principal buildings. The project is located between Elmhurst Lane and Eagleview Drive, north of 162nd Street within the Spirit of Brandtjen Farm development. This is the last residential development phase of the SBF PUD approved by the City Council on June 20, 2005. • In January, the City Council approved a rezoning and Comprehensive Plan amendment for Ebenezer Estoria, a proposed 80-unit senior co-op building to be located east of the Fountains of Hosanna. • Old Dominion Freight Line‘s new building is anticipated to complete construction soon. The 43,300-square-foot truck terminal is located east of Cedar Avenue and north of 222nd Street W at 22050 Garvey Lane. • Raising Cane’s continues construction on its 3,700-square-foot restaurant with drive-thru service, located near Target on the vacant lot near I-35 and north of 185th Street. Building Permit Report The City has issued building permits with a total valuation of $45,376,807 through February. This compares to a total valuation of $47,314,159 for building permits issued through February of 2021. The City issued permits for 57 single-family homes through February with a total valuation of $16,476,000. This compares to 101 single-family home permits through February of 2021 with a total valuation of $32,494,000. The City has also issued 50 townhome permits with a total valuation of $10,248,000 through February, compared to 14 townhome permits with a total valuation of $3,155,000 during the same period in 2021. Lakeville has issued the highest number of residential permits year-to-date in the Twin Cities followed by Woodbury, Shakopee, Otsego and Cottage Grove. Additional Highlights The City of Lakeville has recently been named a finalist for the City/Municipality of the Year by the Minnesota Real Estate Journal. Lakeville is competing with the Brooklyn Park, Faribault and Maple Grove. Winners will be announced during the awards ceremony on April 21st at the Doubletree by Hilton Hotel in Bloomington. MnDOT recently posted the announcement requesting letters of interest from prospective consultants to complete the I-35 Corridor Concepts and Evaluation. The letters of interest are due March 25th.
