Development Update The following are updates on a number of active commercial, industrial, and multi-family residential projects. • The City Council approved a new three-story, 100,000-square-foot medical office building at 18465 Orchard Trail in Timbercrest (west of the Buffalo Wild Wings multi- tenant building on 185th Street) during its May 16th meeting. Mark Davis is the developer and Allina is anticipated to occupy part of the building. • On May 16, the City Council approved a preliminary plat application and plans for KTJ First Addition, Oppidan’s proposed 400,000-square-foot spec office warehouse in the southeast quadrant of Cedar Avenue and 215th Street (CSAH 70). • The City Council approved Airlake Development’s preliminary plat application for Airlake 70 on May 16th. The project consists of one industrial lot for a 276,000-square-foot cold storage warehouse located east of Cedar Avenue and south of 215th Street (CSAH 70). • Bubble Barn Car Wash was approved by the City Council on May 16th to construct a new facility at 17453 Dodd Boulevard (east of Cedar Avenue and north of Dodd Boulevard). • Raising Cane’s is nearing completion on the construction of its 3,700-square-foot restaurant with drive-thru service, located near Target on the vacant lot near I-35 and north of 185th Street. The business is anticipated to open on June 1st. • Dalsin Industries has been issued a building permit for an office warehouse tenant finish at 9583 217th Street W. When construction is complete, Dalsin Industries will occupy space in the same industrial building as The Outdoor GreatRoom Company (at the corner of County Road 70 and Dodd Boulevard). • Quality Contour has been issued a building permit to construct a 4,275-square-foot building addition at 21323 Heywood Avenue. • Lakeville Family Bowl is under new ownership and is temporarily closed for remodeling. The construction project will update the interior of the business and expand the outdoor patio. The business is anticipated to re-open this summer. • Kotula Properties, LLC submitted preliminary and final plat, zoning ordinance amendment, and conditional use permit applications and plans for United Christian Academy, which proposes a K-12 private school, daycare and a medical office building on two lots with two outlots located south of 210th Street (CSAH 70) and west of Keokuk Avenue. The Planning Commission recommended approval on May 5th and the project will likely be reviewed during the June 6th City Council meeting. • The City Council approved KAMI, Inc.’s preliminary and final plat applications and plans for Cedar and Dodd Retail 2nd Addition on April 18th. The project proposes one commercial lot for a two-story, 44,000-square foot medical office building located east of Cedar Avenue and north of Dodd Boulevard. A building permit has been received and the project plans are under review. • Head Honchos, LLC was approved for an on-sale and Sunday liquor license at Lakeville Links, which will be located at 17630 Juniper Path, Suite C1. Lakeville Links is an indoor golf simulator business that plans to serve food and beverages with a seating capacity of approximately 50 people. A building permit has been received and the project plans are under review. • The Planning Commission recommended approval on May 5th of Lakeville Crossing II’s PUD development stage plans for a building addition and site improvements for an unnamed grocery tenant to be located at 7624 160th Street W. • Scannell Properties has submitted a preliminary plat application and plans for North Ryan Addition, which proposes two industrial lots south of 215th Street (CSAH 70) and west of Jacquard Avenue. One of the lots is the proposed location for the 168,000 square foot Magnum Trucking warehouse. The City Council approved the project and the comprehensive plan amendment has been submitted to the Metropolitan Council. • A day care and office development are proposed for the City owned property in Kenwood Trail Business Park at 20044 Kenwood Trail (northwest of McDonald Eye Care). • A sketch plan has been submitted by United Properties for the Dunham Property located north of 215th Street and east of Kenrick Avenue. The sketch plan proposes three office/warehouse buildings totaling approximately 790,000 square feet on three lots and 67 acres. • Preliminary and final plat and conditional use permit applications and plans have been submitted by KAMI, Inc. for Cedar and Dodd Retail 3rd Addition, which proposes two commercial lots for a bank and a daycare located east of Cedar Avenue and north of Dodd Boulevard, adjacent to the HyVee Fast and Fresh. • Scannell Properties has submitted a preliminary and final plat application and plans for a 260,000 square foot spec office warehouse building, to be located in the southeast quadrant of 215th Street (CSAH 70) and Jacquard Avenue. • Aloft Aviation is currently constructing a new 3-story, 33,000-square-foot hangar at Airlake Airport, which is located at 8140 220th Street West. Aloft Aviation is the Fixed- Base Operator in Lakeville and offers flight training, aircraft rentals and fueling services. • Multi-family residential construction continues on Arris Apartments (197-unit market rate apartment, south of Fleet Farm), Northlake Lofts (208-unit market rate apartment, near the former Best Buy) and construction is progressing on The Pillars of Lakeville (100- unit senior housing facility, near Crossroads Church). • Garrett Companies continues construction on The Livery, a 204-unit rental townhouse development within 20 principal buildings. The project is located between Elmhurst Lane and Eagleview Drive, north of 162nd Street within the Spirit of Brandtjen (SBF) Farm development. This is the last residential development phase of the SBF PUD approved by the City Council on June 20, 2005. • In January, the City Council approved a rezoning and Comprehensive Plan amendment for Ebenezer Estoria Lakeville, a proposed 91-unit senior co-op building to be located east of the Fountains of Hosanna. Building Permit Report The City has issued building permits with a total valuation of $92,822,796 through April. This compares to a total valuation of $126,517,715 for building permits issued through April of 2021. The City issued permits for 160 single-family homes through April with a total valuation of $45,580,000. This compares to 190 single-family home permits through April of 2021 with a total valuation of $60,590,000. The City has also issued 101 townhome permits with a total valuation of $21,018,000 through April, compared to 54 townhome permits with a total valuation of $11,463,000 during the same period in 2021. Lakeville has issued the highest number of residential permits year-to-date in the Twin Cities followed by Woodbury, Blaine, Otsego and Cottage Grove. Additional Highlights City staff participated in the May 18th Good Morning Lakeville event hosted by the Lakeville Area Chamber of Commerce. The event included breakfast and a one-hour bus tour of all the recent development that has occurred in the City.
