The following is the Director’s Report for June 2022.
Development Update
The following are updates on a number of active commercial, industrial, and multi-family
residential projects.
• A groundbreaking ceremony was held on June 22nd for the new three-story, 100,000-
square-foot medical office building at 18465 Orchard Trail in Timbercrest (west of the
Buffalo Wild Wings multi-tenant building on 185th Street). Allina is anticipated to occupy
part of the building.
• Several ribbon cutting ceremonies were held in June including Raising Cane’s on June 1,
The Better Half on June 6, and Lakeville Trophy (new owners) on June 8.
• On June 21ST, the City Council approved Scannell Properties’ final plat application for
North Ryan Addition, which proposes two industrial lots south of 215th Street (CSAH 70)
and west of Jacquard Avenue. One of the lots is the proposed location for the 168,000
square foot Magnum Trucking warehouse.
• A liquor license was issued during the June 6th City Council meeting to Baldy’s Tailgate
Bar. Brian “Baldy” Wheeler has purchased the former Lakeville Family Bowl with plans to
remodel the interior (removing the bowling lanes), expand the outdoor patio and rename
the establishment Baldy’s Tailgate Bar. The business is anticipated to re-open later this
year.
• The City Council approved Interstate South Logistics Park Fourth Addition preliminary
and final plat during the June 6th meeting. Scannell Properties is the developer and has
proposed a 260,000 square foot spec office warehouse building on Lot 1, to be located in
the southeast quadrant of 215th Street (CSAH 70) and Jacquard Avenue.
• On June 6th, the City Council also approved Lakeville Crossing II’s PUD development
stage plans for a building addition and site improvements for an unnamed grocery tenant
to be located at 7624 160th Street W. The project proposes construction of a 6,241 square
foot addition onto the existing building.
• The City Council approved the preliminary and final plat of Kenwood Trail Business
Park 2nd Addition and a conditional use permit on June 6th. The CUP allows for a day care
use on Lot 1. A spec office building is proposed to occupy Lot 2. Kenwood Trail Business
Park 2nd Addition is the former City-owned property located at 20044 Kenwood Trail,
northwest of McDonald Eye Care.
• United Christian Academy was approved during the June 6th City Council meeting for a
preliminary and final plat, zoning ordinance amendment, conditional use permit and
interim use permit. Kotula Properties, LLC has proposed plans for United Christian
Academy (K-12 private school and sports fields), a daycare and a medical office building
with equine therapy. The plat is located south of 210th Street (CSAH 70) and west of
Keokuk Avenue.
• A building permit was issued at the end of May for the Cedar and Dodd Retail 2nd Addition
development. The project proposes a two-story, 44,000-square foot medical office building
located east of Cedar Avenue and north of Dodd Boulevard at 17489 Dodd Boulevard.
• Lakeville Links has been issued a building permit for its tenant finish at 17630 Juniper Path,
Suite C1. Lakeville Links is an indoor golf simulator business that plans to serve food and
beverages with a seating capacity of approximately 50 people. The ownership group has
been approved for an on-sale and Sunday liquor license.
• New businesses are coming soon to Lakeville. Nautical Bowls (smoothie bowls) was
recently issued a building permit to buildout the tenant space at 17706 Kenwood Trail and
Skin Rx Med Spa was issued a permit to remodel the tenant space at 16239 Kenrick Avenue.
• Construction is underway on Apple Auto Group’s project, located at 7200 Lakeville
Boulevard (east of U-Haul). The new 58,550-square-foot, 2-story automotive service,
repair, and sales facility will be one of the first standalone Ford commercial vehicle service
centers and is anticipated to employ 50-60 full time people.
• The City Council approved Airlake Development’s preliminary plat application for Airlake
70 on May 16th. The project consists of one industrial lot for a 276,000-square-foot cold
storage warehouse located east of Cedar Avenue and south of 215th Street (CSAH 70).
• Bubble Barn Car Wash was approved by the City Council on May 16th to construct a new
facility at 17453 Dodd Boulevard (east of Cedar Avenue and north of Dodd Boulevard).
• Dalsin Industries has been issued a building permit for an office warehouse tenant finish
at 9583 217th Street W. When construction is complete, Dalsin Industries will occupy space
in the same industrial building as The Outdoor GreatRoom Company (at the corner of
County Road 70 and Dodd Boulevard).
• A sketch plan has been submitted by United Properties for the Dunham Property located
north of 215th Street and east of Kenrick Avenue. The sketch plan proposes three
office/warehouse buildings totaling approximately 790,000 square feet on three lots and 67
acres. The site is currently undergoing environmental review.
• Preliminary and final plat and conditional use permit applications and plans have been
submitted by KAMI, Inc. for Cedar and Dodd Retail 3rd Addition, which proposes two
commercial lots for a bank and a daycare located east of Cedar Avenue and north of Dodd
Boulevard, adjacent to the HyVee Fast and Fresh.
• Aloft Aviation is currently constructing a new 3-story, 33,000-square-foot hangar at
Airlake Airport, which is located at 8140 220th Street West. Aloft Aviation is the Fixed-
Base Operator in Lakeville and offers flight training, aircraft rentals and fueling services.
• Multi-family residential construction continues on Arris Apartments (197-unit market
rate apartment, south of Fleet Farm) and The Pillars of Lakeville (100-unit senior housing
facility, near Crossroads Church). Northlake Lofts (208-unit market rate apartment, near
the former Best Buy) received a temporary certificate of occupancy in March 2022.
Building Permit Report
The City has issued building permits with a total valuation of $125,390,471 through May. This
compares to a total valuation of $153,380,161 for building permits issued through
May of 2021.
The City issued permits for 193 single-family homes through May with a total valuation of
$55,009,000. This compares to 235 single-family home permits through May of 2021 with a total
valuation of $74,581,000.
The City has also issued 130 townhome permits with a total valuation of $27,179,000 through May,
compared to 62 townhome permits with a total valuation of $13,293,000 during the same period
in 2021.
Lakeville has issued the highest number of residential permits year-to-date in the Twin Cities
followed by Woodbury, Blaine, Cottage Grove and Otsego.
Additional Highlights
Advanced Wireless Communications was named an Employer of Excellence during a Dakota-
Scott County Workforce Board event on May 25th.
