Agenda Item: Cordelia 2nd Addition easement vacation.

BACKGROUND
Pulte Homes has applied for an easement vacation to vacate all of the drainage and utility
easements on Lot 79, Block 1, and Outlots A, B, and C of the Cordelia final plat, located
south of 179th Street (future CSAH 9) and east of Glacier Way. Drainage and utility
easements for the area will be re-established with the Cordelia 2nd Addition final plat,
which is currently being reviewed by city staff.
The Cordelia easement vacation application was distributed to the Engineering Division
for their review as well as to utility companies for their comment.

A permanent easement was placed over a storm sewer line that extends from Lot 79,
Block 1, through Outlot A, before discharging into a stormwater basin located east of the
Cordelia development. The layout of units in the second and final phase of the Cordelia
development changed slightly from the original preliminary plat due to an area of poor
soils located along the east property line of Outlot A. Due to this change, the storm sewer
pipe and easement must be shifted to be located between two buildings. To avoid having
platted easements underlying the Cordelia 2nd Addition final plat, Pulte Homes has
requested to vacate all easements from the Cordelia plat (Exhibit B) and will replace these
easements on the Cordelia 2nd Addition final plat. Vacation of these easements will be
contingent upon the recording of the Cordelia 2nd Addition final plat.

RECOMMENDATION
Planning Department staff recommends approval of the Cordelia easement vacation,
contingent upon the recording of the Cordelia 2nd Addition final plat.
