Planning Commission Work Session

The Planning Commission work session. commenced at 9:00 p.m. in the Marion Conference
Room at City Hall.
Commissioners Present: Chair Drotning, Davis, Glad, Lillehei, and Pattee.

Spirit of Brandtjen Farm PUD Amendment
Rob Wachholz of Tradition Development presented his request for Planning Commission
support of an amendment to the Spirit of Brandtjen Farm (SBF) PUD to allow a 14 foot setback
between two unit townhome (twinhome) buildings. He stated that Homes by Tradition is
planning to build twinhomes on lots in SBF 2"d Addition (a/kla SBF Lakepointe Addition). Their
twinhome buildings have a slightly larger footprint than the existing twinhomes constructed. by
the Charles Cudd Co. The Homes by Tradition twinhomes will fit within the boundaries of the
existing platted lots; however, they will not meet the 20 foot setback between buildings listed
under the PUD Standards chart on page 7.1 of the approved SBF PUD booklet.
Mr. Wachholz directed the Planning Commission's attention to page 7.8 of the approved SBF
PUD booklet, which allows a 7 foot side yard setback for two family homes when platted in an
individual lot configuration. Under this platting scenario, the setback between twinhome
buildings would be 14 feet. He stated that the intended flexibility provided on page 7.8 should
also apply to twinhome buildings platted in a unit lot configuration. He stated that the Homes by
Tradition twinhomes will be very marketable and will be appropriately designed to take into
account building mass and to incorporate quality exterior building materials.
The Planning Commission unanimously expressed support for an amendment to the Spirit of
Brandtjen. Farm PUD to allow a 14 foot setback between buildings for two unit townhomes, or
.twinhomes, only.
