AN ORDINANCE AMENDING ORDINANCE NO. 42, BEING THE ZONING
ORDINANCE OF THE CITY OF LAKEVILLE, MINNESOTA
The City Council of Lakeville ordains as follows:
Section 1. That Ordinance No. 42 is hereby amended by adding
the following provisions to Section 3.2:
(92) Quadramini»mc - Are single structures which contain four (4)
subdivided dwelling units all of which have individually
separate entrances from the exterior of the structure.
(93) Two Family Dwelling - A dwelling designed exclusively for
the occupancy by two (2) families living independently of
each other.
(94) Base Lots - Lots meeting all the specifications in the
zoning district prior to being subdivided into a two family
dwelling or quadraminium subdivision.
(95) Unit Lots - Lots created from the subdivision of a two
family dwelling or quadraminium having different minimum
lot size requirement than the conventional base lots within
the zoning district.
Section 2. That Ordinance No. 42 be amended by adding the following
provision to Section 4:
4.37 Subdivision of Two Family or Quadraminium Lots.
The subdivision of base lots containing two family dwellings
or quadraminiums to permit individual private ownership of
a single dwelling within such a structure is acceptable upon
the approval by the City Council. Approval of a subdivision
request is contingent on the following requirements:
(1) Prior to a two family dwelling or a quadraminium sub-
division, the base lot must meet all the requirements
of the zoning district.
(2) The following are minimum unit lot requirements for
two family dwelling and auadraminiurm subdivisions
where the City sewer and water systems are available.

*NO multiple dwelling is permitted without public sewer and water.
**Side yard setback is not applicable where structure has a
shared wall(s) as in the case of two family dwellings and
quadraminiums.

(3) There shall be no more than one (1) principal structure
on a base lot in all residential districts. The
principal structure on unit lot created in a two family
or quadraminium subdivision will be the portion of
the attached dwelling existing or constructed on the
platted unit lots.
(4) Permitted accessory uses as defined by the zoning
districts are acceptable provided they meet all the
zoning requirements.
(5) A property maintenance agreement must be arranged
by the applicant and submitted to the City Attorney
for his review and subject to approval. The agreement
shall ensure the maintenance and upkeep of the structure
and the lots to meet minimum City standards. The
agreement is to be filed with the Dakota County Recorder's
office as a deed restriction against the title of each
unit lot.
(6) Separate public utility service shall be provided
to each subdivided unit and shall be subject to the
review and approval of the City Engineer.
(7) The subdivision is to be platted and recorded in
conformance to requirements of the Lakeville Subdivision.
Ordinance.
Section 3. These ordinance amendments shall become effective
upon their passage, approval and publication.

The City Council of Lakeville ordains as
ollows:

during all the times herein stated have been the publishers and printers of the news-
paper known as Dakota County Tribune and have full knowledge of the facts herein
stated as follows: Said newspaper is printed in the English language in newspaper
format and in column and sheet form equivalent in printed space to at least 900 square
inches. Said newspaper is a weekly and is distributed at least once each week. Said
newspaper has 50 per cent of its news columns devoted to news of local interest to the
community which it purports to serve and does not wholly duplicate any other publica-
tion and is not made up entirely of patents, plate matter and advertisements. Said
newspaper is circulated in and near the municipality which it purports to serve, has at
least 500 copies regularly delivered to paying subscribers, has an average of at least
75 per cent of its total circulation currently paid or no more than three months in arrears
and has entry as second-class matter in its local post -office. Said newspaper purports
to serve the Cities in the County of Dakota and it has its known offices of issue in the
Cities of Farmington, Rosemount, Burnsville, Apple Valley, and Lakeville established
and open during its regular business hours for the gathering of news, sale of advertise-
ments and sale of subscriptions and maintained by the managing officer of said news-
paper or persons in it's employ and subject to their direction and control during all such
regular business hours and at which said newspaper is printed. Said newspaper files
