CITY OF LAKEVILLE
DAKOTA COUNTY, MINNESOTA
AN ORDINANCE AMENDING THE LAKEVILLE ZONING ORDINANCE
ESTABLISHING DWELLING UNIT RESTRICTIONS FOR RESIDENTIAL
HOUSING, DISTINGUISHING TYPES OF HOUSING, REGULATING
ITS USE, AND AUTHORIZING ITS LOCATION IN VARIOUS ZONES
The City of Lakeville ordains:
Section 1. The Lakeville Zoning Ordinance is hereby amended
by adding Subdivision 11.13 to read as follows:
11.13 Single Family Dwellings. All single family detached homes
except in the R-MH District shall:
1) Be constructed upon a continuous perimeter foundation
that meets the requirements of the state Uniform Building
Code.
2) Not be less than 30 feet in length and not less than
22 feet in width over that entire minimum length. Width
measurements shall not take account of overhang and
other projections beyond the principal walls. Dwellings
shall also meet the minimum floor area requirements
as set out in this ordinance.
3) Have an earth covered, composition, shingled or tiled
roof.
4) Receive a building permit. The application for a building
permit in addition to other information required shall
indicate the height, size, design and the appearance
of all elevations of the proposed building and a descrip-
tion of the construction materials proposed to be used.
The exterior architectural design of a proposed dwelling
may not be so at variance with, nor so similar to, the
exterior architectural design of any structure or struc-
tures already constructed or in the course of construction
in the immediate neighborhood, nor so at variance with
the character of the surrounding neighborhood as to
cause a significant depreciation in the property values
of the neighborhood or adversely affect the public health,
safety or general welfare.
5) Comply with Title 9, Chapter 2 of the City Code and
receive a conditional use permit if a dwelling proposed
to be moved into the City or to be relocated within
the City has been previously occupied as a dwelling.
6) Meet the requirements of the state Uniform Building
Code or the applicable manufactured housing code.
Section 2. The Lakeville Zoning Ordinance is hereby amended
by deleting Section 14.
Section 3. Section 2.2, Subdivision 103 of the Lakeville
Zoning Ordinance is hereby amended to change the definition of
mobile home to read:
103 Mobile Home. Any single family dwelling transportable in
one or more .sections, which in the traveling mode is eight
body feet or more in width or 40 body feet or more in length,
or, when erected on site, is 320 or more square feet, and
which is built on a permanent chassis, with or without a
permanent foundation when connected to the required utili-
ties, and includes the plumbing, heating, air conditioning,
and electrical systems contained therein.
Section 4. Effective Date. This Ordinance shall be effect-
ive following its passage and publication.
