1. Call to order.
2. Roll call of members.
3. Approval of the minutes of the February 16, 1995 Planning Commission meeting.
4. Public hearing to consider the application of Dr. Jahn Petran for a conditional use
permit to allow a veterinary clinic in the B-4, General Business District.
5. Public hearing to consider the application of Ann Proudfoot for the following:
A. A conditional use permit to allow the construction of a dance studio in a B-1,
• Limited Neighborhood Business District.
B. A variance to allow a driveway access located less than 40 feet from the intersection
of the Dodd Boulevard and Icenic Trail rights-of--way.
6. Public hearing to consider the application of Nedal Abul-Hajj for the following:
A. The preliminary and final plat of eight single family residential lots to be known as
Orchard Hills 1st Addition.
B. A variance to allow a cul-de-sac street with a length greater than 500 feet.
C. A minor comprehensive Plan amendment to bring the property into the Year 2000
Urban Service Area.
7. Unfinished business.
8. New business.
A. Presentation/discussion on "Overview of Conditional Use Permit Law" by Jim Walston.
B. Upcoming Planning Commission agenda items.
C. Summary of City Council actions
9. Announcements:
A. The City Council meeting at which the above items may be considered will be held March 20,

B. The next Planning Commission meeting will be held March 16, 1995.
