- consideration of the application of Wensmann Realty, Inc. for an amendment to the
Heritage Square Addition planned unit development to allow a modification to the
building pads of ten condominium buildings.
all on property located on the west side of Holyoke Avenue, north of 202nd Street
(CSAH 50).
9. YOCUM OIL COMPANY, INC.: PRELIMINARY/FINAL PLAT, CONDITIONAL USE PERMIT (CUP),
AND VARIANCE
A. PUBLIC HEARING:
1. Preliminary/Final Plat:
- consideration of the application of Yocum Oil Company, Inc. for a preliminary and
final plat of two lots and one outlot on one block located on land south of County
Road 4b and west of Ipava Avenue to be known as Ipava Marketplace;
2. Conditional Use Permit:

permit to allow the construction and operation of a convenience store, gasoline
station and car wash in a B-2, Retail Business District on Lot 1, Block 1, Ipava
Marketplace; and
• 3. Variance:
- consideration of the application of Yocum Oil Company, Inc. for a'variance to
allow a vertical canopy width of 40 inches on Lot 1, Block 1, Ipava Marketplace.
10. .HOSANNA! LUTHERAN CHURCH: CONDITIONAL USE PERMIT (CUP) AMENDMENT-
A. PUBLIC HEARING:
- consideration of the application of Hosanna! Lutheran Church for a conditional use
permit amendment to allow the construction of an addition onto the existing building
and an expansion of the existing parking lot located at 9600 -163rd Street West.
1 1. MICHAEL GILES: CONDITIONAL USE PERMIT (CUP)
A. PUBLIC HEARING:
- consideration of the application of Michael Giles for a conditional use permit to allow
an office/warehouse land use on a legal non-conforming parcel of record not served
with municipal sanitary sewer on property located on the east side: of Kenrick Avenue,
C~ south of 215th Street West.
12. CAPITAL IMPROVEMENT PLAN AMENDMENT
A. PUBLIC HEARING:
1. Capital Improvement Plan (CIP) Amendment:
- consideration of the application of the City of Lakeville for an amendment to the
Capital Improvement Plan element of the Comprehensive Land Use Plan.
