July 23, 2009
9. The Planning Commission was split on Planning Department staffs proposal to allow the
City and school districts to have electronic changeable copy signs at their facilities and
not allow such signs for businesses. As such, the Planning Commission generally
supported no change to the existing ordinance prohibiting electronic changeable copy
signs other than motor fuel pricing and time /temperature.
10. As requested by Mr. Mullenbach, delete the sentence "No sign may be located within a
drainage and utility easement." under Section 11- 23 -15.B to allow subdivision real
estate signs to be located within buffer yard drainage and utility easements or within
blanket drainage and utility easements over outlots.
11. As requested by Mr. Mullenbach, delete the wording "not displaying commercial
speech" under Section 11- 23- 15.Z.2.b(2) to allow temporary subdivision real estate
banners or flags to have wording on them.
12. As requested by Mr. Mullenbach, revise the wording under Section 11- 23- 15.Z.2.c to
allow temporary subdivision real estate banners or flags to be displayed until full build
out of a subdivision since the end of the subdivision build out is the most difficult time
to attract potential customers.
13. Directed staff to review the proposed Freeway Corridor District (FCD) boundary in
relation to the existing commercial properties along Juniper Path, which are currently
located within the FCD.
14. For the proposed wording under Section 11- 23- 19.G.2.c(2), change the total height not
to exceed seventy (70) feet from the base of the sign not to exceed thirty (30) feet
above the centerline elevation of 1 -35. The allowance of a sign up to 70 feet tall is
based on the freeway corridor elevation information provided by Engineering
Department identifying an elevation difference between the centerline of 1 -35 and the
adjacent commercial properties of up to 40 feet.
The Planning Commission directed City staff to bring the above recommendations back to an
August work session for further review and discussion.
The work session was adjourned at 8:55 p.m.
Respectfully submitted,
Daryl Mo y, Plan Director
