CHADWICK FARM PRELIMINARY PLAT EXTENSION

Proposed Action
Planning Department staff recommends adoption of the following motion: move to
approve a one year extension for the Chadwick Farm preliminary plat.
Approval of the one year extension will allow DR Horton additional time to complete the
Chadwick Farm development as originally approved.
Overview
Ron Mullenbach of DR Horton is requesting a one year extension for the Chadwick Farm
preliminary plat. The Chadwick Farm preliminary plat, which was approved by the City
Council on July 19, 2004, consists of 216 single family lots on land located east of
Jacquard Avenue, south of 210 Street and north of County Road 70. There are 33 single
family lots remaining to be final platted. The City Council approved previous one year
extensions of the Chadwick Farm preliminary plat on May 5, 2008 and on July 20, 2009.
Planning Department staff recommends that the City Council grant an extension for the
Chadwick Farm preliminary plat until July 18, 2011.
Primary Issues to Consider
What will happen to the Chadwick Farm preliminary plat approval if the extension is not
granted? The preliminary plat would become null and void. Any future development of the
property would be required to start over with a new preliminary plat application.

The Chadwick Farm preliminary plat is set to expire on July 19, 2010. Since we do not intend to
final plat the remaining 33 lots before that date, we respectfully request that the City extend the
deadline for final platting the remaining portion of Chadwick Farm for an additional one year period.
