APPALOOSA FARM FIRST PRELIMINARY PLAT EXTENSION
Proposed Action
Staff recommends adoption of the following motion: Move to approve a one -year
extension for the Appaloosa Farm First preliminary plat
Adoption of this motion will allow the property owner an additional year to submit a final
plat for this development.
Overview
Wayne Jagow, the developer of Appaloosa Farm First, is requesting another one -year
extension for the preliminary plat, which consists of four single family residential lots and one
outlot on 2.59 acres of land located west of Iteri Avenue and north of Iteri Court East. The
City Council approved the preliminary plat of Appaloosa Farm First on February 19, 2008.
The developer previously submitted a final plat application and plans within the required 100
days following the approval of the preliminary plat but withdrew the application and instead
requested that the City Council approve a one year extension to the preliminary plat. The
City Council approved a one year extension to the preliminary plat at their August 18, 2008
meeting and a second one year extension on August 3, 2009.
Planning Department staff recommends that the City Council approve an extension to the
preliminary plat for one year until August 15, 2011.
Primary Issues to Consider
What will happen to the Appaloosa Farm First preliminary plat approval if the extension is not
granted?
The City Council approval of the preliminary plat would become null and void. Any future
development would be required to start over with a new preliminary plat application.

availability of financing options has changed drastically within the last year. Due to these circumstances, I
