RESOLUTION APPROVING CONVEYANCE OF CITY-OWNED LAND
FOR INCLUSION IN THE FINAL PLAT OF ARGONNE VILLAGE;
VACATING PARTS OF BATTEN BOULEVARD (ALSO KNOWN AS JUNELLE PATH)
i AND KINGS ROAD (ALSO KNOWN AS 176TH STREET WEST)
AS DEDICATED ON THE PLAT OF ARGONNE FARMS; AND
VACATLNG PUBLIC STREET,. DRAINAGE AND UTILITY EASEMENTS
WHEREAS, Argonne Investment LLC is proposing to final plat certain land within
the City of Lakeville to be known as ARGONNE VILLAGE, and
WHEREAS, the proposed ARGONNE VILLAGE final plat includes a small portion of
land owned by the City, which land is legally described on the attached Exhibit. "A" (the
"Subject Property"), and
WHEREAS, the City desires that the Subject Property be conveyed to Argonne
Investment LLC for inclusion in the final plat of ARGONNE VILLAGE, and
WHEREAS, the proposed conveyance of the Subject Property has no relationship to
the .City's Comprehensive Plan; and
WHEREAS, the Planning Commission has conducted a public hearing, preceded by
two (2) weeks published notice, to consider the easement and dedicated street
vacations legally described on the attached Exhibit "B", and
• WHEREAS, the City Council has determined that it is in the public interest to
approve the easement and dedicated street vacations.
NOW, THEREFORE, BE IT RESOLVED by the Lakeville City Council:
1. The City Council hereby approves the conveyance of the Subject Property to
Argonne .Investment LLC for inclusion in the final plat of ARGONNE VILLAGE.
2. Pursuant to Minn. Stat. § 462.356, subdivision 2, the City Council finds that the
proposed conveyance of the Subject Property has no relationship to the City's
comprehensive municipal plan.
3. The Mayor and City Clerk are authorized to execute the necessary
documentation to convey and transfer title to the Subject Property.
4. The public street, drainage and utility easements and the dedicated streets, all
situated in Dakota County, Minnesota and legally described in Exhibit "B", are
hereby vacated.
5. The City Council authorizes that the accrual of vacated Kings Road. (also known
as 176th Street West}:can passalong the angle of the boundary of LAKEVILLE
RIGHT OF WAY MAP N0.4 rather than at right angles.
i 6. The City Clerk is .directed to file a certified copy of this resolution with the Dakota
County Recorder/Registrar of Titles.

CONVEYANCE FROM CITY OF LAKEVILLE TO ARGONNE INVESTMENT LLC
That part of Lot 21, ARGONNE FARMS,. according to the recorded plat thereof, Dakota
County, Minnesota, being the same as the easterly portion of Parcel 17 as depicted on
the map of LAKEVILLE RIGHT OF WAY MAP NO. 4, according to the recorded map
thereof, Dakota County, Minnesota, described as follows:
Beginning at the southeast corner of said Lot 21; thence South 66 degrees 32
minutes 02 seconds West, assumed bearing along the south line of said Lot 21,
a distance of 9.01 feet to a southwest corner of said Parcel 17; thence. North 25
degrees 21 minutes 27 seconds West, along a west line of said Parcel 17, a
distance of 109.44 feet; thence southeasterly along anon-tangential curve,
concave to the northeast, having a radius of 540.00 feet, a central angle of 7

That part of Batten Boulevard (also known as Junelle Path) and that part of Kings Road
(also known as 176t" Street West) as dedicated on the plat of ARGONNE FARMS,
according to the recorded plat thereof, Dakota County, Minnesota and lying within 33
feet of either side of the traveled centerline of said roads, which lies westerly of the.
southerly extension of the west line of Lot 25, said ARGONNE FARMS and lying
southeasterly of LAKEVILLE RIGHT OF WAY MAP NO. 4, according to the recorded
- map thereof, Dakota County, Minnesota.
Together with that part of Kings Road (also known as 176t" Street West) as dedicated
on the plat of ARGONNE FARMS, according to the recorded plat thereof, Dakota
County, Minnesota, that lies within the boundary of LAKEVILLE-RIGHT OF WAY MAP
