THE HOUSING AND REDEVELOPMENT AUTHORITY IN AND FOR THE
CITY OF LAKEVILLE, MINNESOTA
RESOLUTION NO. 87 -2
CALLING FOR A PUBLIC HEARING ON THE SALE OF CERTAIN
LAND WITHIN PROPOSED TAX INCREMENT FINANCING
DISTRICT NO. 1 WITHIN I -35 REDEVELOPMENT PROJECT NO. 2
WHEREAS, The Housing and Redevelopment Authority in and for the City of
Lakeville, Minnesota (the "Authority ") on the date hereof has adopted a Tax
Increment Financing Plan (the "Plan ") establishing Tax Increment Financing
District No. 1 (the "District ") within I -35 Redevelopment Project No. 2 (the
"Project "); and
WHEREAS, pursuant to the Plan the Authority proposes to acquire the real
property legally described on Schedule A attached hereto (the "Land ") and to sell
the Land to a developer pursuant to a Contract for Private Development which will
require the purchaser to carry out or cause to be carried out the provisions of the
plan for the Project and will provide that no use shall be made of the Land or any
structure erected thereon which does not conform with the plan for the Project;
and
WHEREAS, pursuant to Minnesota Statutes, Section 462.525, the Authority
is authorized to sell, without public bidding, its Land in a redevelopment project
following a public hearing for which notice was published not less than 10 or more
than 30 days before such hearing;
NOW, THEREFORE, BE IT RESOLVED BY THE BOARD OF
COMMISSIONERS OF THE HOUSING AND REDEVELOPMENT AUTHORITY IN
AND FOR THE CITY OF LAKEVILLE, MINNESOTA, as follows:
1. The Authority shall hold a public hearing regarding the sale of the
Land on March 2 , 1987•
2. The Executive Director of the Authority is authorized and directed to
cause notice of such public hearing, substantially in the form of Schedule B
attached hereto, to be published in a newspaper of general circulation in the City
of Lakeville once, not less than 10 days or more than 30 days in advance of such
hearing.
3. Neither the adoption of this resolution, the publication of notice of
the public hearing or the approval by the Authority of such sale following the
public hearing will compel the Authority to acquire or sell the Land.

Legal Description of
Certain Land Located in the
City of Lakeville, County of Dakota
That part of the North Half of Section 12, Township 114 North, Range 21
West, Dakota County, Minnesota, described as follows: Commencing at the center
of said Section 12; thence on an assumed bearing of South 89 degrees 11 minutes 17
seconds East, along the south line of the North Half of said Section 12, a distance
of 117.29 feet to the actual point of beginning of the property to be described; then
continuing South 89 degrees 11 minutes 17 seconds East, along said south line of
the North Half of Section 12, a distance of 171.51 feet; thence North 37 degrees 48
minutes 17 seconds West a distance of 149.00 feet to a line bearing North 34
degrees 48 minutes 28 seconds East from the point of beginning; thence South 34
degrees 48 minutes 28 seconds West a distance of 140.42 feet to the point of
beginning.
Subject to a 30 foot wide easement for installing and maintaining
underground electric conduits lying adjacent to and north of the following
described line: Commencing at the center of said Section 12; thence on an
assumed bearing of South 89 degrees 11 minutes 17 seconds East, along the south
line of said North Half of Section 12, a distance of 117.29 feet to the actual point
of beginning of the line to be described; thence continuing South 89 degrees it
minutes 17 seconds East, along said south line of the North half of Section 12, a
distance of 171.51 feet, and there terminating.
The north line of the above described 30 foot wide easement being
lengthened or shortened to terminate on the easterly and westerly lines of the
above described tract of land.

NOTICE OF PUBLIC HEARING REGARDING THE SALE OF
CERTAIN LAND BY THE HOUSING AND REDEVELOPMENT
AUTHORITY IN AND FOR THE CITY OF LAKEVILLE, MINNESOTA
Notice is hereby given that The Housing and Redevelopment Authority in
and for the City of Lakeville, Minnesota, will hold a public hearing on
March 2 , 1987 at 6:45 p.m., at 7773 - 214th Street, Lakeville,
Minnesota, to consider the sale of the following legally described Land pursuant to
Minnesota Statutes, Section 462.525:
That part of the North Half of Section 12, Township 114
North, Range 21 West, Dakota County, Minnesota, described as
follows: Commencing at the center of said Section 12; thence on an
assumed bearing of South 89 degrees 11 minutes 17 seconds East,
along the south line of the North Half of said Section 12, a distance

The Authority proposes to sell such Land pursuant to a development
contract to be entered into with Dallas Dev.ilopment Company, having its principal
offices in Eden Prairie, Minnesota, which contract will require the purchaser to
develop the Land pursuant to the redevelopment plan for I -35 Redevelopment
Project No. 2. In determining a purchase price for the Land the Authority will take
into consideration the fair market value for the Land, subject to the development
contract.
All persons desiring to be heard at the public hearing will be given an
opportunity to speak.
