HomeMy WebLinkAboutItem 06.lMarch 30, 2011 Item No. APRIL 4, 2011 CITY COUNCIL MEETING AUTUMN MEADOWS PRELIMINARY PLAT EXTENSION Proposed Action Staff recommends adoption of the following motion: Move to approve a one -year extension for the Autumn Meadows preliminary plat. Adoption of this motion will extend the timeframe for the submittal of a final plat application for the next phase of the Autumn Meadows development by one year. Overview Due to continuing residential market conditions, the fee title owner of the property (Weigh IV, LLC) is requesting another one -year extension of the Autumn Meadows preliminary plat. The Autumn Meadows preliminary plat, which consists of 137 single family residential lots on 78 acres located east Flagstaff Avenue and north of the Lakeville and Farmington city limits, was approved by the City Council on April 16, 2007. The City Council approved the first phase final plat of 47 single family lots on June 4, 2007 and approved a one year extension of the preliminary plat on August 6, 2009 and again on April 19, 2010. The development contract approved with the first phase final plat required that all phases be platted into lots within two years of preliminary plat approval unless extended by the City Council. Planning Department staff recommends that the City Council grant an extension for the Autumn Meadows preliminary plat until April 16, 2012. Primary Issues to Consider • What will happen to the Autumn Meadows preliminary plat if the extension is not granted? The preliminary plat would become null and void requiring a new preliminary plat for any future phases of the Autumn Meadows project.
