HOSANNA 4 ADDITION FINAL PLAT EXTENSION
Proposed Action
Staff recommends adoption of the following motion: Move to approve a 100 day extension for
recording the Hosanna 4th Addition final plat.
Adoption of this motion will provide the development team with an additional 100 days to finalize
their work to allow the Hosanna Lutheran Church senior housing project to move forward.
Overview
Hosanna Lutheran Church and Ebenezer Management Services representatives are requesting
a 100 day extension for recording the Hosanna 4 Addition final plat. The City Council
approved the Hosanna 4 Addition preliminary and final plat and related planning actions at
their March 7, 2011 meeting. Chapter 10 -2 -3E of the City Code (the Subdivision Ordinance)
requires that a final plat be recorded within 100 days of City Council approval. The final plat of
Hosanna 4 Addition will expire on June 15, 2011 unless the City Council grants an extension
as allowed under Chapter 10 -2 -3E.
Hosanna 4 Addition is a 93 unit continuing care senior housing development to be located on the
Hosanna Lutheran Church property west of Ipava Avenue and south of 162 Street (CSAH 46).
Planning Department staff recommends that the City Council grant a 100 day extension for
recording the Hosanna 4 Addition final plat to September 23, 2011.
Primary Issues to Consider
What are the implications if this final plat extension request is not granted?
The Hosanna 4 Addition preliminary and final plat would become null and void requiring
approval of a new preliminary and final plat.

Frank,
Per our phone conversation on Friday, please proceed with the extension of the final plat for the
project. While we anticipate that the work will be complete prior to the expiration (the mylars are
currently in production), we would appreciate an extension just in case things run long.
My understanding is that this will be on the June City Council meeting for approval. Please let me know
if there are any further actions required on our part for this extension request. Also, do we need to
have anyone at the June City Council meeting to make this request or what does that process look like.
